industrial units

For those companies with more than one van do you have an industrial unit with office etc ..

If so how many sq.ft have you got and how much is your rent per sq.ft

Thinking of getting one later this year so ive got my own office and somewhere to fill vans and store them for my expansion plans

shop around i was in crawley and littlehampton last week
 agents offering rent free incentives for doing a deal
 with whats going on in the uk
prices are dropping as there are thousands of empty units about
when you take into account business rates water elec rent heating etc etc
a unit capable of storing 2 -3 vans is still going to cost you depending on location 500 plus a month may be more dependant on location
and to get a good deal you may need to be tied in for a while
its a big outlay
ive found try the local farmers in my area  often let out outbuilding good deals usually
ive seen them round here for 50 to 60 quid a week

I have a unit at the moment 1000 sq /f
It costs me 6k a year and i have been tied in for three years

thats plus rates and other bills

if you go down this route also be aware of the other hidden costs like  ground mantainance , thats another £120 per quarter

I am at present trying to get out of the last 6 months of my lease as it is now starting to hurt

Think long and hard before signing up

Go and find a local farmer

They always have spare units and want to make money. Mine is an old farm shed £300.00 per month.

I would intersted in more info too as I have the same plans, I have two vans and if i end up getting another one in the near future then I think it would be best all round to have the business seprate from the home.
I suppose it would be best to find one without a water meter!!

Not pretty to look at my unit but parking on the ground floor for 4 vans, a helluva lot of equipment round the edges and then up a set of steps a large office space that I put in, a gym area and water production area (4 x IBC tanks) and then a load of storage space.

It is basically storage. One thing I finished yesterday because there is no way I can heat it all (too big and the odd hole) is a warm room, insulated to keep all subceptible gear in and then stick an oil rad in there to keep it de frosted. I have a caravan parked outside, I leave my trailer all over the yard and can park vans wherever.

Electric is on top but only about 20 every other month. I have an un metered water supply. also it is only half a mile from my house and I can come and go at any hour. Roller shutter door with dead bolts.

Sounds Ideal Rob I think I will be going down the farmer route I was hoping to get one in a big housing estate or on a busy road so that I could put a big sign up for more advertizing but I think these units are out of my budget at the mo!

You get 4 vans inside rob ?
How big is your storage ?
mine unit works out at £191 a month plus rates plus water/electric ect which I thought was quite good going.
Can get 2 vans in at a push has seperate office, toilets and kitchen. Every man and there dog wants a cheap unit, I need to learn how to look as I want a larger unit at the end of the summer.. Your tips are welcomed

I won't quote Richy'as post in case he wants to delete it but I suppose ytou could grpow other stuff in there if you have spare room.  Play it right and you might not need to buy any veg all year.

I'd love a big fancy unit that was an advertiment in itself but |I dont want to pay rates and a big fancy bill, no one ever comes to the unit. As I said it is quite ugly my unit and you would never think that there is anything of value behind the door.

I don't care what people think of it because it serves a very good purpose and I have mail delivered there  a proper trading address, their is a phone line in place and I have web access up there.

Don't pay for something you don't need!!

I would love a unit that was heated free, held 10 vans, rates of £100 a month, not going to happen, and understand the dont get bigger than you need as rates are based on size I found that out by default..

But how did you find your unit Rob, mine came from an commercial estate agent as I could not see anything in the papers in the area unit is in, Yours at £300 a month IMP is cheap if you are storing 4 vans in there and is duplex, are your paying rates included as my rates are near enough half your rent a year.
