One thing to look at is the security it needs to be pikey proof the isurance may want redcare or something similar
when I had a lock up for my building company I was rammed thro the shutters had bars cut out the windows hole cut in the roof had a hole cut thro a steel container and a few more over a 3 year period
it's costly

Any area will have farmers who are already renting out their outbuildings - Just a case of finding one!!

There is 24 hr camera recording on the farm!

my unit is in a nice secure place loadsa camera think the landlord spent £100,000 on security loadsa gates shames my unit is next to a gypo that sells vans from there!!!

to all concerned about my last post it was tongue in cheek a joke because he said he cudnt afford it no more and various cannabis farms have been found in industrial units!!!

at the other end of the scale ive fot a big shed at the bottom of the garden spit it into store and office its insulated -alarmed back to the house -got phone water electric all down there
its got everything i need
and the accountant gets a % back
just have to leave van and truck on drive

no rates  no rent
and i can hide from the misses

I won't quote Richy'as post in case he wants to delete it but I suppose ytou could grpow other stuff in there if you have spare room.  Play it right and you might not need to buy any veg all year.

i am looking for 1 soon, for another project i have in the pipeline, needed be big, last time i looked they were silly money though ( but i guess what with the downturn and loads of empty units i might be lucky )

thanks for the replys didnt think it would be this popular....

Im going to speak to a few people tomoorw about viewing some units ..

to keep 3 vans, have an office and toilet in a unit how many square feet would i need?

Not dealt with sq.ft before so i dont really know how to scale it

best to take a look at a few in varying size and price
what your man said earlier
what they want  for the lease and what they get are 2 different things the current market is on your side
try to tie yourself in on a short lease with a option to extend at the same rate
try for initial rent free period
watch the business rates  especially when they go up in april i hear there is going to be some large hikes

In answer to your question on size required, around 1200sqft which should include at least one office, toilet &kitchen area. A round here prices are £4.5k to £5.5 for that sort, but, you need to allow for rates which is approx 50% o annual fee (This can be halved with local council small business reduction if it applies)

I have 750sqft, in mine i have locker area, storage area, various equipment, sink with coing & tea making facilites, washer & tumble dryer. A 3500 static tank &ro. Pressure washers, storage cupboard & portable system. Work bench, tools & spares, these are all on outside wall & finally we can fit 2 vans in.

So as you can see you can fit a lot in a small unit, mine is£300 per month & all bills. But its a faily new modern pupose built one on an estate.

I have also seen Robs unit & that is more than twice the size of mine, & exceptional good value & is very good unit. Take Robs advice & approach farmers etc as you do get a very ood deal

Cheers for that Rob, glad you added the second txt.

Windowwashers we are in Cannock, midlands.

The main reason for this one is its central location, easy access to all major routes & 5 minutes from my house. We are on the A5, at the end of toll road, next to the a34 & less than 3 minutes to M6.
