hi to all,

just want to say thanks to everyone who helped answer last post, but is their anyone who cud help answer this?
like u know we have been asked to give a quote, and we have asked to see the property b4 we can give a quote, but as ususal we can not get into the property as it still has tenants in, so the question is how wud u go about given a quote with out even seeing the property?
we know wot work has to be carried out, steam clean of ovens, steam clean tiles, windows, bathrooms, spring clean the house etc.....


please give advise if u can? wud be very grateful

Hi there

If you know how many rooms/bathrooms etc then go on the assumption that it is going to be really dirty and make your calculation. If it takes all day but you wish to remain competitive what is the lowest figure you would be willing to work for? (after paying out for materials/equipment/and probablly another member of staff). As mentioned in previous threads it is the tennants deposit that usually foots this bill anyway.

 Quote your price and explain that you have to make this assumption, if you find it takes half the time then it could be in your future interest to adjust the quote accordingly, and hopefully gain further work either way!

This is just a suggestion but good luck. Hope you get it!

that seems like the sensible thing to do!  make a quote like its going to be a big job then hopefully we can gain by it in the future..

martin, that would be a good idea to try to eye ball the property from the outside only the letting agancy dont want to give us the address until the time comes to actually do it!  i dont know why all the secrecy !! 

can you tell me what the average size of a 5 bedroom property would entail?  i.e 1 or 2 bathrooms?  1 or 2 louges? and last but not least how many windows on average??   thanks to any suggestions!

is the five bed property a flat or a house?i live in a three bed house we have 1 toilet down stairs cloak room.1 main bathroom with bath and 1 ensuite off master bedroom.1 lounge and diner any help?

we've been asked to quote a clean for 1 large property consisting of 4 off 5 bedroom and 2 off 4 bedroom...we are not sure what that means but they do want cleaning of all bathrooms, tile areas, steam cleaning of ovens, windows, blinds etc.

we got in touch with the letting agency for more details but basically thats all wev'e been told for now!

so we are going to make a sensible quote based on advice we have been given...

How on earth can you quote for a job when you have no idea of the size, how many rooms, or even its location, you said steam cleaning of ovens, how many? blinds, how many? come on! if the letting agent wont give you any details I'd tell them to let some one else put a quote in for the job, they'd be welcome to it by the sounds of it.... you cannot price this job with the details you've got.

Just ask them to assets monthly rental potential on the house you are letting by your description of it.

I honestly cannot see how you can quote for this with the information you have been given, if the letting agency are unwilling to give you any more details then it sounds as if they are not really interested or the place is so bad that they want you to commit to a quote thenhold you to it.

I would put a lot of conditions on the quote, or simply put in an hourly rate for the work.

Sounds to me that they are messing you about and are looking at different companies to find a cheap clean from somone.....

have you worked for this company before?

If so, quote what you did for the last job on the basis that it is the same but tell them the final figure will be adjusted accordingly.

If you haven't dealt with them before I would treat it with caution.

Maclock Cleaning, why don't you give them an 'estimate'?  

The difference is estimates can be changed, but once you've given a quote that price sticks.   

Just an idea.

Why not ask the letting agency to  a arrange a appointment with the tenant to gain entry to quote the property, I've done that when I use to have contracts with letting agents. Just a thought!

What’s the point in posting on this forum when you modify your question; I’m referring to your initial post, where you did mention window blinds! Miraculously this has now disappeared, one point I will pick up on from your modified post is: how on earth does the letting agent know that the tenant(s) isn’t / aren’t going to get the property back into a pristine condition before they leave.  So therefore why are they asking you to quote on the job in question?  My company has had vast experience in end of tenancy cleans for many different agents, a letting agent uses the deposit (normally a months rent) to return the property to the condition it was let out in, they can’t presume that the tenant will not clean the property before their agreement expires.  Please don’t modify your post’s, before you post read what your asking, when your happy with it (if it makes sense) post it!
