I need to ask some advice on a complicated quote
« on: January 14, 2008, 02:54:16 pm »
I've been asked to quote for 225 blocks of flats.

the clean will consist of cleaning inside and out of all communal areas. normally i would hand pick a few to see the variation in size then give them an average price to quote overall.

i would like to know if there would be an easier way that anyone else could think of? does anyone else have any experience at this kind of quoting??

Many Thanks

The only way to be sure of price is to eyeball each and every one but that may not be practical. If you have a relationship with the client you might be able to give a range type price. ie £120.00 to £210 per block.

If it was me I would try to see them all first as the degree of difficulty might cost you money.

to eye ball 225 properties over 3 counties just isn't practical. you could be working on the tender for a week to eventually not get them.

that to me isn't practical. i have worked out similar tenders by the method of average cost and it does work well. this tender is for every 2 weeks as well so half of the windows would still be untouched.

most of the main traffic areas would probably only need attention
i wouldn't lose out in the end i don't think. i haven't done yet and the system does work well.

any other suggestions

Either look at them, guess it or give a price per sq ft

lol ;D ;D
sorry I don't know what else to say to you nat, unless you can offer a bit more information. 225 blocks is very little to go on so my reply was very general.

I do apartment blocks that have as few as 8 apartments and some that have over 100 apartments I would not be able to give an average price under the circumstances as I would either end up wildly under pricing or overpricing.

Maybe someone else will be able to help you  :-X

If you can get around say ten of them and hope that they are the average then you can judge the price by these ten if the rest are easier then you are quids in but if its the other way round  :-\
If you realy want the contract and want to price properly then you are going to have to go around them all and take the week to do it or try to come to an arrangement with the owners and price as you do the jobs
the last option is only available though if you are the only one quoting for the job

Can you not find find how many flats are in each apartment block, then work on an average price per flat instead of by the building.

IMO you need to look at each block in order to give a fully accurate quote!

Yes, it might take a while to do this and you might not get it... That's business!

On the other hand you might get it and then you are safe in the knowledge that you've quoted properly.

You really do need to go and see them before you give them a quote. Not all will be the same .
You could have problems parking , or getting to some of the windows.
You might even need a cherry picker to reach some of the windows.
Are they all the same amount of floors, and is there the same amount of flats in each block.

sorry john. i will explain a bit further. they are 2, 3 and 4 floors. i have all these details. as well as flat numbers. they are all communal areas only so should be easier to gauge.

i forgot to say i do have some photographic examples of about 30 of them...probably would of helped if i would of added that bit at the start ;D ;)

sorry folks

I do the insides of some communal windows ,they have a communal door and  its hard trying to get someone to answer the door to let me in .
Just for piece of mind I would go around and have a look at them.
Theres nothing worse that pricing a job to low .
On a normal domestic you could tell them its to low , but if you have put your price in you are stuck at that price.

Ask the company that you are quoting for, if the 30 properties that you have photos for are the same as the rest.

If so then you can either quote per block or per window.

Ideally you need to see at least half of them.
