We have An Odour Problem
« on: November 11, 2004, 06:49:11 am »
Hello,

We cleaned a large rental property 2 weeks ago. There had been a poorly cat in residence during the summer and we were asked to bear this in mind when cleaning!

Landlord got back in touch yesterday because the new tenents have complaines of a cat urine odour in a corner of one room. Landlord said that cleaning has "reawakened the smell".

Going back tomorrow between jobs to put some Prochem Odour Fresh down.

What do you think the chances of getting rid?
Thanks,
BF N&M

I think you will have almost no chance of removing the smell with Odour Fresh.  If you know exactly where the problem is I would use Micro Clean from Bio Productions.  I would treat the carpet from the top and from the underside and treat the underlay top and bottom and even the floor.  Micro Clean is basically freindly bactreia which will eat the offending organic stain or odour so it will need to be kept warm while it works etc.  It is a great product.

Sorry forgot to mention in the above, Micro Clean will NOT work if the carpet has previously been treated with disinfectant or bacteriacide.

Lift the carpet, clean back of carpet dry before relaying, renew the underlay and maybe also the floor boards in the affected area!!
I get better looking each day!!

Hi

Pet stains are a nightmare.

I do heaps of rental property and come across everything known to man and beast. with letting properties it can be very difficult to know what the stain is in the 1st place?, how it has been treated? (1001 etc) how often the stain has been stained?

If the animal has revisited the site a few times it may of penetrated to the floor boards. If it is urine the alkalie may of reacted with the carpet, if vomit you will need to break down and remove the proteins but then the stomach acid may of caused a permanent mark?

The fact that it is now 2 weeks later suggests that it may of penertrated the backing and gone beyond?

had a job where the dog had been left in all day on a laminate flooring. I cleaned it loads of times but it had penetrated and reacted with the flooring, they were looking at a new floor!

Best of luck
