Tips on conny roofs?
« on: May 09, 2014, 06:39:38 pm »
Hi Folks
Doing a lot recently of conny roofs have you any speed tips esp on the mouldings on the tops ?
1 do you put the virosol on the brush neat or water it down if not too bad?
2 do you use it on the glass roof ? How long do you leave to soak in ?
3 it takes me about 2 hrs to do a proper job is this the norm & some say £80 is the norm  ???
Oh last one these decorative mouldings what the best brush & method to get all the green algae out of the tight areas ?
Cheers guys

1.
Get a sprayer bud.

Neat, you're perhaps asking for trouble. I dilute TFR 1:8.

2. Soak in. Depends on the weather. Don't let it dry out! In moderate sunshine i go round spray the whole thing then start WFP where i first sprayed. Whatever you do, don't let it dry out. Glass roof, yeah, no worries.

3. 2 hours seems a touch long for the average roof but it depends on you really.
I usually do most roofs in an hour. £50 for existing window customers £100 for one off's (roof only)

Best way to get the intricate bits is just keep wiggling!

Glass roofs I just use water. Most roofs are that self cleaning glass and I wouldn't risk TFR/g101 etc.

A lot of people turn their noses up down here bud.
I used to make the mistake if taking everything on cause I was afraid if losing the money but end up resenting the job half way through cause I knew I wanted more.
Now, if they go for it, I know I can take my time cause it's well paid.
You will get even the odd Yorkshireman who will pay £100. You just need to have the confidence in yourself and your service.
If they decline, don't haggle, just say 'we're not the cheapest', wish them well and be on your way.

2 hours is about what it takes me too for finials, roof, gutters, plastics and glass. I use virosol, doesn't matter if it drys out unlike Ubik, £80-£120 for outside only for non WC customers, a bit cheaper for customers as the plastics and glass are already clean, upsell a full F/S/G clean while you are there, happy days!

An hour is good going Iv had some real mingers that took 3 hours or a bit more.
I only use water but will have to try a chemical to help speed things up.
In my area they would be looking a new roof for a £100.

if access is easy (no ladders)a medium size conny roof plus finials, outside gutters and glass takes me  60-90 mins tops.usual price is £60-£80.this is for existing customers.non window cleaning customers usually start at £100.

i also use virosol in a 5l pressure sprayer.good stuff and as you say danny it doesnt stain glass or plastics if it dries out! ;)
price higher/work harder!

Reading some of the prices for conny roof cleaning amazes me ! They're working out at 40 to 60 quid an hour. The  highest price I've heard of around here -West Mids - is £50 but usually more like 30 to 40 a time. So a couple of questions.... are these prices in London and the South East? Do you get a lot of people refusing to pay that much?

Hi mate I'm in Milton Keynes, I charge £40 for small, £50-£60 for medium size & £80+ for larger ones, I base this on a £50 hourly rate, other things come into the equation as well, like amount of spoilage, camber of the roof etc

We start off at £40 with the average being £80.

We work on £40 an hour for roof's and fascias. I have made A LOT of tools for this type of work to make my life easier.

We generally do the roofs at weekend. Usually i pair up with my dad to clean them as it makes it easier and we can have a banter.

Make sure you up sell gutter cleaning or clearing if you do a roof! As how are they going to clear gutters over a conservatory ;) GUTTER VAC NOM NOM

This weekend, i did two camera surveys and showed customer on ipad. Both wanted the work doing. So was another £75 a pop per house.

all the conservatory jobs i seem to do are about £50.00 a pop.
I try hitting £30.00 and hour, and i quite enjoy doing them as extras on a weekend.

As for tips i just dip the brush in a bucket of virosol and put a very low flow on and coat the roof, leave for 10 mins and wash off with high rinse.
I dont like the spray bottles for some reason?
