So you get £21,600 worth of (established) work annually, and all the equipment needed to do the job?
I'll be honest & say that looks like a bargain to me - anyone with redundancy money & a bit of motivation could get that van sorted out & expand on the round easy enough - a ready made business for 10k would appeal to many I reckon!
I agree. I think the problem is that the quality of the round is being judged by the 'state' of the van - non secured tank, cheap hose reel etc. and they may well be right.
However, the area his work is in also is not known for it's affluence, being a very run down old coal mining area with little other industry (apart from Walker Crisps) and high unemployment, so anyone looking at this must thoroughly investigate exactly what is for sale and what the potential is. If the £1800 turnover a month consists of 3 bed semi's in areas where £5.00 - £6.00 is just possible with 'no money today but pay you Friday' customers, then it is going to be hard work for the money.
I can't believe he has any well paying work in Wynyard Park as I'm not sure that would let a van like that in through the control gates.
So the question is - why is he selling?

In my experience, the motor dealerships tend to struggle in Peterlee and Hartlepool selling good quality, nearly new used cars for this same reason. 'Bangers' are more sort after because that's all people can afford.
There is a lot of big business in Hartlepool back toward Stockton, but the 'wealth' doesn't filter down to the employees as sales revenue is received out of the area. Most seem to be on a minimum wage with bonuses. The Peterlee Industrial Estate always seemed to be like a ghost town, the idea place to have a quite holiday close to home.
I don't know how Spennymoor is doing these days - they forecast gloom many years ago when Black & Decker and someone else (Hoover was it?) moved out of the area.
On our side we battle with pricing in Skelton (nr Saltburn) but Loftus is even worse due to their high unemployment rate. We have a few customers on disability who have 1 bedroom flats which at one time were good money (bay window plus single window) at £5. Get the brush up and a run of them could be done in a few minutes - money was always to hand, paid on the day. Nowdays they never have money and to be honest most who owe won't be done again when we finally get paid.
Guisborough is interesting as we don't do too badly pricing wise for the North East, but the council house area is generally the pits again with regard to pricing and payment.
This is why I feel that anyone forking out that money must investigate the rounds true potential.
