conny roof cleans

hi a couple of questions
rough prices or what do you guys charge say for an average conny roof all full conny clean?
and best methods ,was thinking just wfp after using customers hose and tap water if poss, but would i need detergents etc?
any tips advive appreciated?

Personally i charge around £5/£8 per pannel & if the roof isnt too bad just wfp, if it is bad you can either use tfr or this http://www.mobilitysmart.cc/index.php?p=product&products_id=11994&cid=44

We charge a min of £60 for a conny roof, for the smallest conny.  anything up from that we just work out on a £50 per hour basis, so if we think it'll take 2 hrs it'll be £110.

we only use our standard WC equipment.  just pure water, we use heated mostly, but you can get practically the same results with cold, just takes a little longer.  we dont use any detergents etc and custies are always very happy

I thought 30 ish if would only take an hour,but thinking now  to cheap maybe as its only probably a once a year il push 50

you wont get them all at that price, but i reckon we get 3 out of 4 enquiries.  some say yes and dont even blink, some are surprised but go for it, and others say no!

when you explain that its hard work, uses a lot of water, and is very tiring (so you can only do a couple a day) that usually keeps them happy  ;D.

Im curious because , for me , theres a fine line between me pricing cos i want the work ( so i price accordingly ) or me pricing for a decent profit

if its are clients, we get most of them yes, but our clients are already paying on average prob £15 a house.

if they#re not our clients they re often more surprised and so dont get as many.

we dont have loads of space for conny cleans etc as we try to get 1st cleans in on those spaces instead.  so our min price for an hours work (regualr cleans) is £50 so i reckon we have to price alternative work at the same rate.

in the past we've been far cheaper, too cheap. don't know if I'd have guts to charge that price, but  it always takes far longer than u reckon, so be prepared.

and as u say, explain it's knackering, uses loads of water, and only occasionally needs doing, so u ain't trying to pull a fast one.

I usually now charge about £35 quid minium mate but when I started I admit I was a soft touch.
An average size roof will take upto an hour - what can you earn in that hour cleaning windows ? Then add a few quid  :)

Dont pay more than £10 for a 5L bottle of Virosol - i pay about £7.50

ok, below are a few pictures of a conny i cleaned last march. Will give you an idea of the size and my pricing. WFP / virosol / sill brush .... took 2 hrs and included the conny gutters and the conny windows i threw in FOC

Price was £80

I used Viro-Sol on the conservatory roof for the first time yesterday... It is awesome stuff!

It more or less halved the cleaning time... Sprayed the Viro-Sol on, left it a minute, and the grime fell off the roof as soon as I touched it with the brush!

how did you spray it on?  do you climb a ladder to do that?

conny roof prices vary.most can be cleaned to a good standard in 90 mins.that includes setting up and packing away.i use customers outside taps where i can if its a polycarbon roof.

£50 is my average price although i charge more if access is a problem and i need ladders.i often surprise myself and get them done in an hour these days if no ladders needed.

i use a 5l pressure sprayer with tfr or virosol mixed with water.spray on and then scrub and rinse with wfp.if you use the customers outside tap youll get a much more powerful jet of water from the brush thus cleaning them faster!!

carry some extension hose in ya van with hozelock connector on one end and a rectus female connector on the other to connect up to outside taps!i also use em for fascia/soffit cleaning where i can!

i include all outside gutters and windows on conservatories in with my roof price.

we have a who;e round on its own just on conservatory valets - around 9 - 12 per week,its mainly the fussy customers who like them staying nice and bright & white - done every 4 months.

viro sil is very good - CLEANINGSPOT 2 x 5 ltrs £11 i think.

on a rough average we charge £5 - £10 odd per panel (depends on size & state its in)

about £3 - £6 for the smaller panels ie the end triangles ( depends on size & state its in)

you should find one of the more greener areas to clean up are the lips on the end of ech panel that are just above the gutter (hope that makes sense) normally most green on the damper side of the house/conservatory as get the least sun during the day and go green etc ...

so for example: ALL DEPENDS ON 3 KEY THINGS FOR ME - ACCESS, HOW DIRTY?, HOW BIG = TIME NEEDED TO COMPLETE THE JOB.

a ROUGH idea of a roof clean would be classed as the following to us:

the detail at the top of the rough in the middle - £8 - £12

the struds that hold the panels in - £20 odd in total not per strud of course

the panels - £5 - £10+

the end caps on the struds - 9/10 times the will just pull off so can leave them to soak in a bucket whilst doing the roof - £5 - £10

the lip just above the gutter - £10+ on average

gutter vac the gutter if needed - £20+ of course dont need a vac but we find it easier thats all (less messy etc)

and finally the gutter - £15+

a complete valet as above but would include the windows and frames internal & external - £30+
