I was called by a landlady who's tenants have gone down cheapsville for their carpet to be cleaned by a "Professional". I cleaned the carpets before these tenants moved in last year much to the the landlady's satisfaction. She really isn't happy with the recent clean and has asked me to go in and complete the job...

The tenants are being made to pay half of what I'm charging which they are obviously not happy about. Are they within their rights to ask the other C/C for their money back? (Which is what the landlady is suggesting they do!)

the problem lies with the land lord , have you seen the carpet since other cleaner been in , bet you when you start cleaning it the tentents will go   :o"o the last carpet cleaner never made such a good job as that ", ::) just make sure your getting paid by the landlord in full not the tenent ,that can come of his deposite, just wish i had a £5 every time some one said that to me , also do a written report first ,maybe apicture to back you up, before and after  ;D

If i was you mate, just take the money for your clean and walk away, dont get involved let them sort it out themselves.
The fact that the tennent paid the previous cleaner shows that they were happy with the clean, so are unlikely to get a refund any way, its the landlord that aint happy, let them sort it its not worth the hassle.

i had this thought for advertising purposes. but not sure if people can get there money back, something along the lines of, let us show you how it should be done. then if we make a difference, get your money back. that would scaare the yeehaaa's. but not sure it would work cos if they paid in the first place, they must of been happy with the results.

i think in the first instance it would be fair to get the tenants to contact the original cleaners and give them the chance to put things right, most of us would like that opportunity if we had an unhappy customer.

sometimes its all politics between tenants and landlords, i cant count the amount of times i've been called by a landlord to do a "re clean " only to find theres nothing wrong it.

I would be careful getting in the middle of things and if you do, make sure the contract is between you and the landlord and she will be paying, and the recovering of any monmies will be up to her.

I agree completely Steve, I did suggest she got the original guy back in! I will take before and afters and if I think the landlady is being too picky and unfair, I'll walk!

I'm sure there's something in consumer law about this sort of thing.
In the first instance the servive provider should be given the opportunity to put right what is wrong, before getting someone else in.
The problem here is that I see a right barmy breaking out between 4 parties. The first carpet cleaner says it's a good job, the tennant says it's a good job, the landlord says it a bad job and then they ask you ??? Which ever way you go you're going to be upsetting someone.
If you do decide to go ahead with it, you'll want payment off the landlord complete with satisfaction signiture and if you think it (previous effort) was a bad job then get some good photos done to show the areas of concern both before and after, because situations like this often end up in court.

I'd just make sure you know who has got to pay you.  Make sure the money's there and let them argue about the rest themselves!

I did the job and took the money and advised that the problem area was soot for which I used "Ultrapac Renovate" with an acid rinse. I also advised that the area which is dull is normal wear and tear. I got a fair amount of dirt in the waste tank though....

Took me a while to work out what the picture was, I was expecting a before and after shot of the carpet..........it's an EXTRACTA yellow bucket!!! ;D

It depends what they asked for.

If they phoned around and sad how much to clean my carpets mate, took no interest in how job was going to be done etc.

All cleaner would need to do is turn up put water in  his machine , notice not even daz go over the carpet once with wand and hey presto he has cleaned carpet.

Did Landlady specify to tennant how she wanted carpet clean if not if I was tennant I would kick up about paying any of your fee

I did a end of tennancy yesterday and there was a specification on how they wanted the carpets cleaned
A FRIEND OF MINE runs a small property maintence company for landlords and if carpet needs cleaning e goes over it with an earlex steam cleaner.
If its really dirty he calls me. In other words I get the crap job. But often I just say get a new carpet
Colin your USP is  If you are not happy  I will return to the crime seene  reclean for free if you are still not  happy I will refund your money plus 10% for your trouble  Thats why you charge £7 a metre

Good advice Ian, like the USP idea :)

She actually asked the tenants to use my services but they used the chimney sweeper guy instead! So I think the landlady was a bit miffed that they hadn't done as she asked and they went for the cheap option.

To be fair, he hadn't done that much of a bad job, I know that for the money they paid him, I'd have just vacuumed the carpets and left it at that :D

If tennant specified you the answer to your question is tennants should have to pay your fee in full
