Someone's having a laugh!

Received this gem the other day but he hasn't come back since we asked to see the place first before EVEN considering if we could provide a price ;D

Hi,
I have relocated from Basingstoke and movig to Birmingham and wanted to get my Flat profetionally cleaned.
The quote given by landlord is too much and I am sure when u see the property you will find that its been over over exaggerate .
Please see the list below of the jobs need doing according to my landlord and if you can Quote me for the same and earliest you can do the job that will be great.


The list of items that you will need to get a quote for :

Dryclean a pair of curtains from the bedroom – remove and rehang.
Clean to include
Hallway – clean of front door, clean of storage cupboard and airing cupboard doors.
Lounge – clean of lounge door, cobwebbing ,vacuum clean of curtains, radiator, patio door frames
Bedroom 1 – clean of bedroom door, cobwebbing, window sill
Bathroom – clean of bathroom door, clean of floor around sink
Bedroom 2 – clean of bedroom door into ensuite
Kitchen – door frame kitchen door, scuff marks on kitchen floor, outside of  kitchen cupboards, kitchen work tops,
Sink sink taps and drainer, front of and door to washing machine, radiator
Ensuite – clean of mould from wall above window, mark on window sill, sink and taps, shower tray and doors
Clean of electric hob and hob extractor
Other items need doing:
Preparation of wall by kitchen and repaint with Dulux trade magnolia matt
Preparation of hallway skirting by kitchen and repainting with Dulux trade satinwood
Supply and fit Duracell 9v battery to hallway smoke alarm
Suppy and fit lightbulb to lounge light
Preparation of kitchen wall around door and repainting with Dulux trade magnolia matt emulsion
Supply and fit 1 adhesive hook to back of bedroom door
Carpet clean.

The light bulb fitting course is a 3 week course :D

answer, 2.. one to change the light bulb while the other holds the wand steady.

9v battery course £100 but i can do a special offer this week on the 6v course £85 ;D ;D

I must admit that I dread what state the carpets are in if the rest of the place needs all that work.
I would guess that the monthly rent on a place like that is in excess of £800 pcm and with deposits being 2 times monthly I bet his first quote was £800  ;D

Change a light bulb !!!!!!!!!!!!!!! I run a petrol truckmount don't need electric even my eyes light up (only when I see the money ;D)

the way i read it is...... the guy has moved out of the property to anther town (so he's not there to fit the light bulb or battery) the landlord has sent him an email with this list so has just cut & pasted into the email. he needs someone to take care of everything so he doesn't have to travel back.

seams a straight forward request and I'd give him a price,

are you on good terms with any local letting agents?  If so they'll use a property management firm (normally a guy with a van and a hammer ::) ) who would knock out work like this quite cheap.  You could sub the other bits and bobs and finish off with the carpet/curtain clean.  Might still be a few quid to make out of it.

I would get a forwarding address though, and a quote sent via post which he has to return signed, to verify the address.

Sounds a bit dodgy IMO, I'd be careful ;)

hi Neil,

we do work like this all the time, esp from letting agents,

we split the price up between the carpet / curtain cleaning and the general cleaning, giving our normal price for the carpet cleaning and a fixed hourly rate for general cleaning. 

Obvioulsy the hourly rate for general cleaning is no where near what you make on carpet cleaning, but the way i look at it is the fact you are already there and getting paid for the carpet cleaning etc,  so the general stuff is a bit extra on top, and its amazing how quickly you could get through alot of those jobs.


Its not everyones cup of tea, but if its money on the table you just as well have  it :)

That's what I thought when he didn't reply to the e-mail sent back to him almost immediately.
We have some high storey blocks of flats around here which would 'probably' fit the description and that would be no fun lugging up all the various bits and pieces needed for this job.
At the end of the day I will never quote on a place where either no address is given or at least a chance to see it, but I do suspect this is a landlord just trying to find out how much of someone's deposit to keep back.
