I am a carpet cleaner but have lately been doing alot of commercial builders cleans.

I have been asked to quote to clean the entire internal of a warehouse. There is an area of offices but that is small and I can work that out but I can't work out out how long it would take to do the industrial area (ie ceilings and walls)

The internal elevation is just over 9 metres high and the floor space is 3480m2 The body of the building consists of galavanised steel panels, roof soffit panels, coated and galvanised steel
portals, purlins and wind bracing.  I can access interior with small cherry pickers (which I am guessing would be the best way but do you know how many man hours it would take per say 100m2? and how many Cherry Pickers I would need?

I have attached a picture of the area. Would be grateful for any help you can give.

You will need cherry pickers, but that involves a lot of H & S issue. You will need licenced operatives to operate such machines, this involves a days training with an exam. All this needs to be taken into account.

Got some IAS operatives I can call on. Thought the scissor lifts might be easier as these can be moved whilst extended. Do you think 2 people with the right kit could cover 100m2 per day (including walls) per day.

we did a lot of wickes, and self storage places, on build cleans,

dpending on what they want doing really depends on  your time frame.

3480 sq m converts to  about 35000 sq ft, a mix of cherry pickers and scissor lifts will be best, you will have to put boots on the tyres so they dont mark the concrete floor,

i cant remember exactly the numbers frm when we did these, but if i remember correctly if you wanted just the steel and the purlins doing, then you would expect 6 people to do it in about 2 and half days

to do the roof sheeting aswell, adds more time, we did on one job, which was roof panels, wall panels, steels, and purlins, floor cleaning as well, and i had 8-10 guys on it for about 4 days.

with regard to cherry pickers, they are driveeable extended, we did it all the time, once you get used to it no problem at all. you dont want to keep going back down to the ground.

I would go for cherry pickers as they can be extended while on the move and they tend to be diesel. Whilst Scissor lifts tend to be electric...depends on the quality of battries as to how long they last and how much work they do.
I would allow 4 people 2 days with 2 cherry pickers. 2 in the pickers 2 ground level, like previous post it depends on how far they want you to go. It is intesting doing these as it makes a change from routine cleaning, thats why i got my certificate. Thoughly enjoyed it.

I have to price for all inc. all the light fittings and walls (elevations). What exactly do you use to put on the wheels?

Would there be any issues burining using fossil fuels in an enclosed space. Would'nt want to poison anyone with carbon Monoxide (apart from any decorators looking at you like you are the lowest of the low)

Had a look at the pic again and ventalation might be a problem, which you have no choice but to go for the sccissor lifts. I "found" 6 x 4 sheets of ply and put them down for the machine to drive on. It worked as we did'nt break any tiles, thankfully. Its not easy keeping all the trades happy when your on site trying to clean. In an ideal world we would be the only contractor on site, but this is not always an option, with deadlines looming etc.

the company that you hire the kit from will be able to sell you the boots, they are tyre covers that go over the tyres on the c/pickers, they cost about £150 a set of four.

the scissor lifts usually have non marking tyres on the size of machineyou will use indoors,

with the c/pickers get dual fuel, diesel for driving around, and then electric to rise, fall and and move at height.

chipbord, if you are working on any paved area, to spread the load.

work out your kit requirements first, you might want to get one piece of kit more than you need, if you are working out of hours or over the weekend, so that kit can be charged, or if one breaks down.

make sure you have got some extension leads, so that you can charge teh scissors if they die miles from a powerpoint.
