I have just been to see an office to quote for cleaning. The carpet is 100% synthetic (mainly nylon) tufted pile, low level but with high density of tufts. The main traffic lanes show soiling. The backing appears to be latex coated hessian and glued direct to hardboard over both floorboards and concrete screed
The edgelines of the hardboard sheets under the carpet could be seen and on asking I was told that the previous cc had suggested that he might have used too much water.
I only have HWE and I am intending using a high PH shampoo to start and then extracting very fast and as hot as I can go, possibly (after testing) using steam.
Am I on the right lines. any suggestions appreciated

You could use HWE but be careful.  No need for high ph or shampoo for that matter.  Try heavy duty micro splitter and lots of agitation.

Or if you want to do it properly then use Texatherm.

Hi Mark,
The carpet hasn't shrunk, I think the edges of the board were affected. What is visible are the lines of the boards. At first glance these lines look like carpet seams.
I have looked at the texatherm system and until today didn't think I had the need

Hi Eddie,

In that case I would:
Thoroughly pre vac
Lightly pre-spray (mist) using solutions number 2 heavy duty
Aggitate like lke a man possesed
Use a fairly rapid wand action to keep wetting to a minimum
Ample dry strokes

That should produce a great result with very little wetting

I would guess that the hardboard is more likely to be lifting where it has been laid over the screed.  Hardboard should be nailed with annular(ring shank) nails at 6" centers in the field and 4" centers around the perimeter.  This is easy to do on wood but very hard to do on a solid floor.

I would think that the fitters probabley would have botched this part of the job and that the perimeter (or any part) of the hardboard is not properly secured. In my view the hardboard having allready been loosend by the first wetting will be even more likely to buckle if it recieves any more moisture.

You might be lucky but for myself I would walk away as too much risk.

I appreciate your advice.
The edging lines appear over both the screed and floorboards. I will get down to their office tomorrow and check in a discrete area..
This potential customer is a large estate/letting agent so you can appreciate I would want to produce a result if possible. It may be that I can make an arrangement with a fellow CC to do a rotary clean.

Michel,      It sounds like you know a bit. I was in the commercial flooring trade and you are correct. Fitters tend not to make a good job of fitting hardboard over crete. I used to glue and nail this sort of installation for a far better result.

I,m not really a carpet cleaner but a carpet fitter who does a bit of carpet cleaning when required by my existing customer's.  Maybe  1/2- 1 day a week at most.  Much of my work is adaptions repairs stretching stair shifts ect.  Been fitting since oct '73 so I have almost got the hang of it now!

Why did you give up commercial hard flooring.
