HELP PLEASE pricing!!!! HELP

help me please guys and girls if you can, im quoting my first big office clean and dont know where to start my experience is in pubs and small offices. im gonna post photos of various rooms some big some small and building plans. im in wrexham in north wales if this helps as well with region.
There are 2 buildings knocked into one (modern new builds)
2 sizeable entrance halls hard floors
4 toilet rooms, 1 toilet in each room and 1 sink
1 very big room with a kitchen area and relaxation room 5 leather sofas
1 shower room with one upright shower and 1 sink
2 stair wells and 2 sizeable landings
2 huge office rooms
30 desks
29 phones
30 computers
6 - 8 more medium sized office rooms
2-3 glass topped large tables
1 large granite conference table
I know this doesnt give you a lot to go on when i say "sizeable" " huge" or medium sized rooms etc but hopefully pictures will help.
I really would appreciate your help as this is a big step in the right direction for us. thanks a lot, andy

You advertise all that cleaning on your website but you can't price this up???
What are you doing to it? Carpet cleaning, general cleaning or both.

hoovering, dusting, mopping, toilets.

as i said mate this is a new area for me, used to pubs and small offices, just thought id ask for some help. how do you get the job in the first place if you dont advertise it? gotta start somewhere

these you wont touch will you? If you are cleaning the screens and base units(pc) then its around 5 minutes for them

At the moment its empty on your pics, 30 desks sounds alot. Will they be grouped together. Say in a group of 4 - 6 or all seperate.

On a rough estimate you are looking around 2 - 3 hours. if you are cleaning regularly. Daily. If its everyother then you need to explain theres more to clean as more dirt and dust etc.

Are you washing up? Allow 20 - 30 minutes. Get them to put there stuff in a dish washer if possible saves time and money for them.

Its very hard to know what you want but that should give you an idea.

Price it all in around £11.00 an hour. Its all depends if you want the work. I am sure there will be someone that will do it cheaper and someone will say you cant do it cheaper. If you want it work out an hourly rate. Inc products , chemicals. Go in as low as you can that will allow you to do the work at a worth while rate.

thanks people thats really helpfull, no washing up as dishwasher, every day clean 5 days a week, i was thinkin 12.50 an hour so 11 is good i can work around that, need to do  my costings as need to pay 6.50 an hour . is it hard to find staff for evenings? eg 1 staff member from 5.30-8.30pm? only employed in am cleaning which i imagine is easier as not smack bang in middle of evening, however i suppose someone may want an extra job and do it on way home from work...

I was reading a link which was negative about BICS (British Institute of Cleaning Science) the other day. As well as training though they also have some handy publications including ones about cleaning times and measuring the quality of the work being produced.

They have a publication called "Best Value" - Standards, specifications and productivity rates. It costs about £30 but gives you the above information for a variety of types of buildings including schools / Clinical cleaning / office cleaning etc. It's very useful even if your just using it to double check your eyeball estimate.

Incidentally most contractors go for a wage control figure of 65-70% of the invoice value on jobs in the range 10 - 30 hours /week. Anything less and you won't be competitive. Also stay clear of the computers by specifying that only the screens will be dusted. You can then sell them a 6 monthly computer deep clean service. BICS do a good little training video on this service :-)

Another useful estimating resource is a standard cleaning times booklet from issa.com  I don't think you have to be a member to get hold of it though they may charge you a bit more.

Someone asked earlier in the week about getting into daily commercial cleaning. You should read my response as it's based on many years experience ;-)
