I have got to clean a terazzo floor light grey in colour.The floor is a entrance area,small in size with plenty of awkward corners.The floor has had a water based undercoat and water based emulsion polish applied to it.Going to strip it back in the usual way, but the customer wants a nice bright shiny finish but without grinding the floor.The floor itself is in a fair condition but does have quite a bit of traffic on it
Has any body got any ideas about best way to attack this problem or what chemicals or finishes to use.

be carefull. stone floors are very sensitive to acids and alkalis. why don't you just re-apply an emulsion polish getting it shiny is easy but its keeping it thats hard. if i were you i would put down several coats of polish and then tell them they need to maintain it on a regulare basis by either buying a high speed polisher or having you do it on a regular basis.

Choose a high solids polish that is suitable for burnishing, lay several thin coats rather than thick ones Supreme from Dysys is an excellent high solids polish, their web site isn't the best but check it out

Be carefull bright and shiny finish with the wrong chemaical coating will also be slippery new rules regarding slip resistance apply, as this is an entrance you/they will need to maintain on a regular basis.

If anyone slips it could prove expensive

why not apply a vitrification system with a slow speed machine wire wool pad. you will be able to offer a slip
resistant finish that offers a good shine.

I can remember a particularly ruthless monitoring officer with whom I had a working relationship with in a certain London hospital many moons ago. Who bought herself (Out of her own personal funds) a ‘tortoise,’ which is a contraption that measures the co-efficient of friction on hard surfaces. She then spent every minute of everyday taking readings on every floor on the whole campus in order to produce reams of reports with which she then beat us around the head with!!

No effort was put into control of infection issues but at least her hospital could boast it had the safest on slippy floors in the entire NHS!!!

i have just signed a similar contract and i have advised my cleaners not to use any polish at all. simply apply a neutral ph tarazzo floor cleaner leave for a few minutes and use a rotary scrubber to clean. never let the floor dry out always rinse with clean cold water. when the scrubbing is finished and you have sucked up all the excess water with your wet vac simply use a buffing pad to give the floor a shine.

i have pushed my client to agree to the floor being cleaned three times per week

MOST SPECIALIST FLOORING SHOPS SELL IT BUT ILL FIND OUT WHAT BRAND IT IS AND LET YOU KNOW. no twice a week we just mop the floor with this product and buff just once a week. but it is important not to let the product dry on the floor as this causes marking always mop and wet vac off or use a squeegee and make sure it is washed of with plenty of clean cold water

I also think its a good idea to clean it and polish rather than coat it with several layers of emulsion, as this can cause a build up and problems further down the line
