End of tenancy cleans - Pricing

I would be interested to hear from you who provide this service. We've been doing these for a while now and want to know for the 'general' cleaning (not carpets) do you charge an hourly rate or by the size of the property.

What is your MINIMUM hourly rate including all equipment supplied by us (not customer)

Any views would be appreciated

We do EOT on houses and flats and do not charge by the hour.

Its per job. In and out as quick as possible while maintaining the highest possible standard.

Same for us too! We started off charging £12.50 hr which wasn't enough - found this forum & increased prices charging for the size of the property as you say in & out as quickly as poss. best job possible. Been asked to do them for £13.50 per hr which is a bit low for me but we're competing against other prices already quoted

Well,

If you are competing which is generally the case due to the climate we are in.

You have to decide if its worth it! So without stating the obvious, if you want the work you have to be competitive. So if it is an hourly rate, then drag it out! To make it worth while.

Are they there when you clean? If not add on a few hours..after all we are in business not a charity and have over heads, insurance, travel.

Mind you, at £13.50 is the client a regular client like and Estate agent? if so be competitive as you can as I think its always better to have work than none at all.

Just cover yourself and earn out of it

Thanks Dave for your reply - Thing is they will be tight on the timings too, they want to work out how long it will take themselves (estate agents) some places 45minutes journey.

Bathroom 1 hr £13.50
Kitchen  2 hrs £27.00
Clean inside windows 1/2 hr £6.75

Collect keys, travel time to get to property, clean, drop keys back off and wait 30 days+ for money??

Then at the moment I am kinda lucky.

I am sure you know the EOT clean comes from the tenants deposit! We invoice the agent. The agent then take the money from the tenant plus there cut!

What about if it is a small clean, I know some say things like, we only need the bathroom cleaned! So instead of an hourly rate, give them a minimum call out. That covers journey time, collection returns keys etc.

We do that on part cleans only!

But your right if its the whole place billed at each room at a set hour I would not do it as they take at £80.00 from the tenants deposit.

You cant take money from the tenents deposit any more (well 2 years) their deposit is held in a deposit fund, when they move out they get their money back, its then upto the agent to claim the money back!

Under the TDS scheme they do not get their money back straight away.

If work needs to be carried out then the tenant & landlord or agent has to agree on the figure to be deducted from the deposit to cover the damage or cleaning required.

If they can't agree it goes to arbitration and that takes 30 days, in the meantime the landlord can pay for the work and hope to reclaim it in arbitration.

LA's are 98% of my work, some need quotes first, other tell you to do the work, although more quotes are required these days because of TDS.

I did one today, was there 3 hours £125, Tuesday another 3 hours £150.

I'm sorry but £13.50 is absolutely dire. if you have a staff member with you at £7 an hour that only leaves you £6.50 p/h for materials, travel and profit, it's madness.

As an EOT cleaner you should be at a minimum of £25-30 p/h! EOT cleaning is dirty gruesome work and is not sustainable at domestic prices.

No one should be expected to clean faeces, urine, dripping bodily juices from showers for domestic prices.

Hi

Under TDS you get your deposit back promptly at the end of the tenancy, where there is a dispute the
Independent Complaints Examiner (ICE) will deal with it to ensure it is dealt with fairly and quickly.

Yeah EOT cleans should be £23 + ph

They only get it back if there is no dispute, otherwise it does go to ICE as you said.

i have to agree with martin here

we also run Housemaids essex

and often get end of tenancy equiries from estate or letting agents we dont get them because we price very high compared to other cleaners,

frankly i am pleased we have had the filthiest foulest cleaning jobs to do

now we only try to get higher end clients.


yer right afetr paying staff, running costs vat etc, ther is little room for a good net worth,

yet there should be and the industry needs to charge more, but then its the same with carpet cleaning,

some people charging silly low prices just to get work,

i dont understand it yer never gonna make any profit.

why even be in business
