Hi folks,

I went to do a quote on a job today 3bedrooms, one bedroom to the back of the house has black mould all over the wall and ceiling and has even get into the carpet, they told me it is a problem they are having and asked me what could they do to get rid of it, now i explained being no expert it could be a ventilation problem and try keeping windows open and door open but they said they tried that to no avail...

Could anyone adviseed what I could tell advise them as I told them there isnt much point cleaning the bedroom if in a weeks time it will be as bad as ever.

Bungalow ? i would say prob with either,roof,guttering,or damp course is gone,need a damp tester.
I would spray everything with microsan before i went anywhere near it

Hello we specialise in this field. This is a common problem and is caused by moisture creation in the property. During the day the warm air can absorb this moisture but at night as the air cools down the moisture migrates to the coldest areas and condenses on the coldest surfaces. Double glazing is the prime cause as it totally seals the property from draughts.
The best solution to it is to fit a positive air ventilation system in the property. This costs pennies to run, however the installation costs can be up to £700-1000 although usually cheaper.
Having an extractor in the kitchen and bathroom helps but again most of these are 4 inch affairs and totally inadequate to deal with the moisture being created.

sorry but i feeel this is an outside problem, theres water coming down the outside wall somewhere, either through a faulty gutter or water collecting on the path outside, i would investigate the outside first,

Have you ever been into new builds especially flats where you get that horrible stale smell? they are so well insulated that you get the scenario John says know wonder asthma is on the increase.

Without actually visiting the property it is impossible to give a precise diagnosis. However with over 15 years experience of working in this field this has all the markings of a heavy condensation problem. We actually consult on water damage and work for chartered surveyors, local authourities, insurance companies and others. It is likely that bedroom is at the North end of the property and is therefore the coldest part.
