letting agency

hi to all

we have been asked by a letting agency to give a quote on 1 large house consisting of 4 off 5 bedrooms and 2 off 4 bedrooms, but not to sure wot this means cud anyone give us an idea before we put in a quote?

hi martin,       they want a full clean throughout including interior windows, blinds and  steam cleaning of the ovens.  what i mostly dont understand is... what does 4 off 5 bedroom and 2 off 4 bedrooms mean?

I think this is a typo. I would only read that as either:

1x   large house                       and/or
4x   5 bedroom houses            and /or
2x   2 bedroom houses

But then again I dont do letting agent work, perhaps its a secret code they use to confuse quotations so they dont have to pay.  ;)

anything "off" just means quantity.     
Everyone seems normal untill you get to know them!

hi mate,

yes got your pm,thats a weird one. 

i've seen large houses converted into units, but if there were that number of 4 and 5 bed units then the property would be quite large

i suggest a site visit a bit pronto monday morning, sounds like it could be quite a good job.

well if that is what they are looking for then i would be looking at nearer the £850.00 mark

£150 each for the 5 bed houses.

My company carries out work for a large letting agent, my advice would be to view the properties first, we get given the jobs with details, if carpets need cleaning, rubbish removing etc, we get to the property and ring in a price, they are very very good earners, most are check out cleans so the payment comes out of the tenants deposit.

I would never agree a price for an end of tenancy without seeing it first, each are individual, good and bad.  I charge a minimum of £100 plus vat for an easy 1 bed apartment this would consist of a general clean, all kitchen cupboards inside and out, appliances etc, 2hrs max 2 cleaners.

They should issue you with a ' work order' outlining the work they want done in there. some LA's want a quote up front some just want it done. are carpets involved? as this would push the price up somewhat.

I have just done a 3 bed masionette with carpets and that was over £200 You must get that work order though.

When I did work for letting agents, I used to charge £25.00 per hour for the cleaning ( would work out how long it would take me to clean then x £25.00 )
Obviously would not tell them the hourly rate.
Any extras like carpet cleaning were charged accordingly...i.e a 3 bedroom house = around the £200 mark plus the cleaning.
As has been said, there is money to be made and it is not coming out of the letting agents account, but from the deposit from the previous tennant. They probably have to leave £500 deposit - so you take your money from there.
