I'm getting some good feedback now, about my water fed poling, BUT -

Where there are two small opening windows above one large/main pane of glass I really worry about 'runs/spots' appearing on the main pane after I've gone.

I've got these in my own house and 9 times out of 10 I finish up having to polish them off later.

I've tried all the advice on here:  not washing the frame above the openers - drenching the frame above the openers - minimal rinsing of the openers - overkill rinsing of the openers - overkill rinsing of the main pane - crossing my fingers - pretending it's OK etc. etc.,  but the problem is still there.

How can I feel confident about the finish on other peoples houses when I can't get my own house right most of the time?

The next thing I'm going to do is - open every window to its maximum and scrub all the rubber seals at the back, to see if that cures it!

But I can't do that at everybody else's house, can I?

I don't seem to get this problem.

It would be wise to have a good look what the water is doing. Does it just leave a run from the top opener, like the seals hold water? Or is it just when they open them? I always clean the whole frame first, but always start with the top opener, then do the glass on the top opener, then do the other panes. And sometimes I check them quickly after I've finished. When you see the dribble down the glass, that's what you need to wipe, or rinse again.

Mike 108 this had always been a problem- two top openers above a larger frame. So long as you are aware, do your best.If you feel you can't walk away, blade the pure water off that pane just for your peace of mind. The expert on this is squeaky.
Rubber seals are a problem too, but a seperate one, the two things are not connected. On first cleans run a used microfibre round all the rubbers to minimize black runs.

I don't have many of these but they seem fine on my round.

What is actually happening? Is it like with a vent, where the water can drip down once your gone? Is it in between the black seals? And why is it not happening on normal top openers?

The bit in the middle of the two top openers, you can't really get to it to clean it ever. So if you wet it any water that runs down is probably dirty.As it's a bit of a trap this will probably happen after you've gone.

Hi, I know what you mean. I am sure customers can understand the problem as well  straight away. They will probably have had the problem from rainwater anyway. They can't expect your water to be any different. I never, normally,  check my custys  windows but I have never had a complaint.  I think best bet is wash crack thoroughly first few cleans and wash every time after. If they don't complain don't worry. Custys want good job and reliability not perfection.

i had this problem on one house, went away after about 4 th or 5th clean

i would think the custy would  expect to be clean if it  was done trad it would be..
thats why they get them cleaned to get them sort of marks of..
i have a lower one with that problem i stick a bit of tissue in between them..
falls of later..

I can get in between any crack with the brush, just need plenty flow and pressure on the brush so the the bristles get in between.

Also I use a trigger, so I stop the flow when going from pane to pane.

This is what I do too and it does work most of the time for me.

You have to make sure that no water gets between the 2 fanlights, if it does you can guarantee spots.  You either have to drop the brush or turn the water off whilst traveling between the 2 panes.  I even skip the frame of the fanlights on the inside edge just to be sure.  You'll find that 95/100 times will be spot free or even better.

Extra water in the middle of the fanlights will never cure the problem just make it worse.

Thanks for all the replies.  And what I've decided is -

For anything above ground floor - I'm going to try NOT wetting the bits of frame above, and between, the two openers.

For ground floor windows  - same as above OR (because I like to see a clean frame) I'm going to 'dry up' any runs/drips with a microfibre before I leave!

clean left hand opener, pull brush downwards making sure you don't wet the gap between openers, move brush to the right and raise brush up onto right hand opener.

this is how I do them and no probs yet.
