Pricing commercial work

Just wondering, when pricing commercial work by the sq/m, do you give a discount on your rate if over a certain area?  Large offices etc

Yes I tend to aim for the £100/hour mark  per operator , inc all chems, diesel etc,
this equates to around £1.00-£1.20/m2 . This is on lo pro office tiles, broadloom would usually cost more /m2.  I only use  LM methods .

Commercial carpet is a bit of a nightmare to price.  You're constantly wondering "Am I going in too high?"  "Am I ripping myself off?"

I've found a pretty good way of getting myself a ball-park figure, by using a table to calculate the rate getting lower as the area gets bigger.  I normally get the figure from this and adjust it as I think best, according to whether I want to squeeze a bit more out of the job or be a bit more competitive.

Have a little play around with it, put your own figures in and then see how it compares to some jobs you've already done.

It seems a little complicated at first but if you've got a skeleton knowledge of excel it should be quite straightforward.

usually start at £2.50, then adjust to size of job. not below £1.75

i charge £1.90 a Sq M. with a volume discount of 5% if over
1500 Sq M. some times 1000 Sq M if an easy clean!
You never know when quoting, i've got jobs i never expected to.
surprisingly i very rarely miss, even if my quote is higher than others.
Though saying that has probably jinxed it now.

I generally price commercial carpets at £1.60 - £2.50sqm.  For cleaning the carpet on stairs i generally price at £3.45 - £4.10 per step.  I was looking through my commercial quote file this afternoon,  every job (14) i have quoted this year has booked  & been cleaned or awaiting clean.  These jobs have been between £340 - £1600,  most around £500 - £800.  Lowest sqm price was £1.80 most at £2.20.  Have cleaned 100s of stairs this year so far,  one job alone had just over 200 steps :'(

it depends on the sort of commecial work you are going for

i tend to go to "nice" ones like theatres, golf clubs ect
but try to avoid poop holes like spit and sawdust pubs and smelly rest homes

the nice ones tend to have the budget to spend on cleaning.

Yes Jim i always price the same per square Metre.
If it's a real S**thole, then there are various ways of increasing the
price, but the area price is always at £1.90 a Sq M.
I don't use fancy measures, i found ultrasonic tape measures are
usually useless. I walk the job, that way i get a feel for it, and know whether to
advise on additional products to increase the price. Most customers respect
the fact that i'm not too bothered about precise measurements, although my approximate
measurements sometimes benefit them, and other times benefit me.
Tendered for one job, i walked it, some A**hole went around with his £700 laser measure.
His quote was £9000 more than mine, i got the job although not the cheapest, and earned
£600 a day whilst working on it for 7 days spread over 2 weeks.
I'm repeating that job again this year.
