Builders cleans

Hiya all

How many cleans are the norm for new build cleaning,
I have heard of a sparkle clean which i gather is the final clean before the owners move in but what are the normal descriptions for the other two, I am currently contacting companis for this type of work and I will probably find out the hard way but to save me from looking like a dip stick could you help, also one company i have allready spoken two mentioned four stage cleaning.? any ideas.

Hi spfcleaningservice!!

The basic options are:
(1) Pre-paint clean - After building has been built with plastering etc done, it will be cleaned to remove all rubble, debris and dust, so the painters can come in and paint the property. We have done a couple of these, but not mant builders go for this clean.
(2) Builders clean - Usually done after around 3/4 of the work has been done. The property is cleaned top to bottom to remove all dirt, debris etc. Then kitchen appliances etc are put into plot and all snagging work is usually done aswell. This is the clean that is done before a Sparkle clean.
(3) Sparkle clean - Speaks for itself. Plot is cleaned as usually within a day or two of this clean, someone is moving in.
(4) Re-clean - Quite often, after the sparkle the builders have some more snagging work etc and create a bit ogf dust etc.... So we go in and re-clean the plot (depending on the amount of dust..) Occasionally a re-clean is requested before the sparkle clean.

Any other cleans, i am sure will be posted on after this one, but the above are the basic cleans requested by builders.

hi there,

for the property to be CML the property has to be habitable, therefore most developers will have the build clean done, as the NHBC are due on site.

reclean,  the following week, and  sparkle probably 3- 4 days later.

thats a  rule of thumb, but its very rare that it actually happens like that.

so beware and ready for rush job, or even sparkle cleaning as the snagging paint work is being done.  we have seen it all.

As Martin has said 'we have seen it all', be prepared! We once got on site at 8.30 to provide a handover/sparkle clean on a 5 bed bungalow and informed by the site manager that the keys were being handed over to the clients at 5pm, no probs!not!!! There were 12 other guys in there as well! 5 of them painters glossing!!!! We got it done, but what a nightmare! You can't walk out and leave people in the s***!, can you? Hope I haven't put you off! lol

hi there Jake,

sounds like you work for the same developers that we do, how about this one, 4 bed house sparkle, by midday, the painter glossed the stair rails at 11.00am and thought nothing of it.

23 rd december the buyer actually walks in to receive the keys, we are still cleaning it, the painters are snagging it, and the chippy is hanginf two doors.

You have brought up memoirs there; when I help a friend start he’s builds clean co, it bad enough cleaning carpets with uncontrollable kids. >:( >:(

hey by the way it realy is great that there are so many people willing to give advice, well done clean it up.
