My Son,

Was on about £50 a week was given a hard time and did not get all his rent paid.

They took weeks to make a decision if to pay him or not.


Its Ok now folks he is in gainful employment as a Scientific Software tester.

because they dont know how to play the game i found out that if you have never had a job and been in the systerm all your life you then know how to work it with all the d.l.a and sickness stuff a grand a month is easy toget and anfd you have a few kids your made

Very true Susan, if you know the system. we have a scumbag relative who we do not bother with, who crashed his car at 17, no licence, no insurance. Has claimed disability allowance for Ten years, due to him being on a walking stick.

Funny enough, every time we see him, no stick, and he has money to buy drugs. These people cost the govt billions of pounds, but perhaps it's us who are the stupid people.

The govt should have the balls to sort them out, but another parasite will come out of the woodwork and fight in their corner, the legal profession, fighting for their human rights.

Dave,agree with you 100%.
Ian,I have yet to see any evidence of the government tackling the benefit system problems,it has been left to fester for so long and is now irreparable.
If you left school at 16 and never done a days work in your life you will get the same pension as someone who has worked all their life.
I personally know people who have never worked and play the benefit game to their advantage.
The husband even gets paid to stay home and look after his own kids!!!
The government will never be able to tackle this,as it is these parasites that are voting for them.-John

I used to work for Lindley and Simpson North Yorkshire. Remember that your not really out to impress the letting agent its the owner of the house that will scrutinise your work, and believe me they do!!

If you dont get the carpet like brand new, the owner will get straight on to the letting agents complaining. And you are expected to reclean for nothing. failing that you don’t get paid.
They also expect work to be carried out for next to nothing.

Don’t waste your time with letting agents, get a weekend job stacking shelves at the local supermarket, you will earn more.

Concentrate on the higher class domestic market.

After doing mainly LA's for over 4 years I have never had the problems outlined.

Sometimes the landlord doesn't even live in this country or is in another part of the UK or they have loads of properties.

It is either the LA or the inventory clerk that checks.  As the tenant is not ' emotionally attached' to the properry, then they can trash it.

It is our job as the contractor to explain to the LA they might not get the desired result they are looking for.

i have one tomorrow where I will not get out the 'wear & tear' marks around the sofa and bed areas. i can improve them but they won't come out completely.

I have picked up Nine letting agents in 2 and a half years in the same area by perceverance. The best investment i ever made was a spiral binding machine for more commercial use, rather than the diy ones.  I make my booklet around 4 - 6 pages with a seperate topic on each page. Another good early purchase was a programme called serif drawplus. For a cheap programme it produces stunning graphics. This incidentally can be downloaded free of charge off the net. It's an earlier version but is still as good.

My pages are front cover
page 2,  Introduction to our business
page 3,  What equipment we have, i.e truck mount. Explain that it does not need power in property to do work as
              a lot of properties have token meters and lost keys.
Page 4,  Other services performed.
Page 5,  Who you have worked for.
Page 6, Contact number sheet.

The latest letting agent that we have started doing work for has recently seen a national property letting company start to use their agency, and they alone own over a 100 properties. Coupled with the other rental properties that they have comes to over 200 properties, so the letting agents are quite lucrative.

With this particular agency we offer to do the domestic cleaning as well to provide a single package. This is something that we always did for the private landlords anyway, so in this day and age you have to diversify.

Sometimes they will already have a cleaner they pay by the hour, but you never know. I have recently been approached by a large building firm that i have done carpet cleaning for, with a view to doing builders cleaning. I have never carruied out this type of work before, i.e dust removal but am sure the machine can cope.

i always make it clear on the quote as to whether the carpet will come up well, if you dont guarantee perfection, then theres no dissapiontments.
