Terrible window seals.

I do a block of new apartments wfp, i do loads of rinsing and avoid vents etc and have used various brushes, but i went back the other week after doing them and they had bad black runs down the glass, they do go once i have cleaned them but they are there every month!!

Any ideas as one old dear does like to complain and i don't want to lose the job!!

I have never come across this before ::)

it is the seals on the glass, it depends what happened on the builders clean and what they used normally but could also be a defect in the material used.

if you trad the windows you will still get the same thing only you will notice that your clothes will have black all over them.

it is the seals on the glass, it depends what happened on the builders clean and what they used normally but could also be a defect in the material used.

if you trad the windows you will still get the same thing only you will notice that your clothes will have black all over them.

I have tried explaining this to the property management firm but they are sure its to do with wfp as the buildings are so new(not sure what difference that makes!!, cheaper materials probably) which it clearly isn't, bloody frustrating really!

i don't know about fan jets but with pencil jets you could rinse aiming just below the seals.
Have you looked at the windows the next day to see if it is really your clean that was responsible?

Mark I am not having a dig at this reply just giving my opiion ok.

if you aim below the sill you will miss the top of the glass leaving problems behind(maybe)
leaching from sills (blacks) is normally due to the rubber disintergrating (spelt wrong I guess)
clean it all, most time if you spend more time at the top a few times it stops, if it does not stop then you have a problem that will not go away, but you can use then what Mark said about avoiding ther top but you will also have to say to the customer that they may find the top of the glass will not look like the rest because of this problem.

I have checked them a day after and used pencils and fans and the bleed is defo from the tob seal, i think it could be tricky leaving a small gap at the top of each piece of glass but see your point.
