Best words for advert ?

I am putting advert in local paper for window cleaning service , for a " spring clean feature " .  Only have small space for words , so what in your opinion would catch peoples eyes ?    Your comments will be gratefully recieved .   Thank you please  ;D

west yorkshires no 1 window cleaner ( thats a joke ) bookings now being taken for window gutter and fascia cleaning first 50 customers will recive a 25% discount book early to avoid disapointment phone ..............     you dont really have to give the discount you just let them think they are getting 1  ;D

i wouldnt mention any charge in a advert mate its better to give a price face to face
