Had a landlord contcat asking me to do a 2 up 2 down that tennants had just moved into. Agreed a price of £115 as she did not require the moving of any furniture.

I agreed to make arrangements with tennants. Agreed a time with tennant and as there was not going to be anyone there tennant was to call me back and tell me where a key would be left. She did not (and yes I tried to contact all three tennants for whom I had mobile no.s and none of them rtnd my call). I contacted Landlord who agreed to meet me at property to let me in. Having got in and set up I opened one of the bedrooms there was a young man asleep in it. I said hello but he did not stir. I carried on with rest of house and then went back to room and knocked on door, no answer. I then opened door and again tried to wake sleeping beauty again no answer. He was either out of it or pretending he could'nt hear me. I chose not to clean the darkened room with someone alseep in it.

I emailled custy after explaining and she is now refusing to pay until I clean this particular room. I have replied saying it is not my thought I could'nt clean room and that she (or tennant) would have to pay a further £45 (my minimum charge) for me to go back and do it. Is this reasonable?

Hindsight is a great thing but in this case I guess I would have - in seeing the bloke for the first time, rang the landlord and told her. And further that basically can she sort it out otherwise you wont be able to clean the area. That way it would have all been in her court.

I dont think you've been unreasonable Pete to be honest. They said that it would be empty and it wasnt so you could throw that back at her, also explain the 'Health & Safetey' issue involved - that will shut her up

the agreemant included the property was to be empty. A verbal agreement, always difficult, but never the less, an agreement.

It was'nt empty, your tried within reasonableness to get the persons attention.
You tried your best to contact the others.
Best endeavor.

Just try to reason it out with them, difficult don't I know, but then verbally and confirm in writing what you are going to do next. ie give them a date you expect payment and then small claims court.

Your £45 fee for going back is within reason too, IMO.

Custy has called to say her husband wrote that email an she apologises and it was wrong of him. She agreed to pay the £45 for me to go back too. I said that as she called and was reasonable about it I would go back, do the room and there would be no extra charge. See I'm not a complete Ahole.
