Robert.

I would spend a bit of time going back over old posts, many people ask for copies of this and copies of that, it takes a bit of time and effort to create your first employee contract, customer contract, risk assessment, safe system of work, etc. so I understand when people don,t readily give them away. My advice to you is sieve through the likes of the acas website they will definately guide you in the right direction. Business isn,t a stroll in stanley park mate.

A copy of 'Terms and Conditions' would be more appropriate for the domestic clients, there are not many who will sign a contract, mainly because they will be wanting to see how things go and end your service immediatly if there is a problem. A contact will not allow this flexibility.

Agree with Glenda .. .  we don't sign our Domestic customers up to any agreement, just give them a copy of the T&C's, which are more 'rough guidlelines' surrounding payment, complaints process (not had to use that yet though  8) ).

Of course, Commercial is a different kettle of fish.

Chris,
I need to quote for an apartment clean 18 apartments communal areas and windows. Could you let me have a copy of a suitable tender document for commercial clients and a service contract. We usually stick to domestic cleans but if we can get a few of these small commercial cleans it would help a lot. Also how much would you suggest we charge for this and would give them the price per month or per annum. Thanking you in advance. I have noticed that you have been extemely helpful to many people on this site. You deserve to do well!!

Have a drive round your area and find any new homes being built. Go and look at their show home/apartment and pretend to be really interestd and make friends with the sales staff. In conversation tell them you own a cleaning company and that you would really appreciate the opportunity to tender for the cleaning contract. You will find because they think you might buy something from them they will tell you anything you want to know about who they usually use on other sites/if they have anyone in mind for the new site/what they expect to be cleaned and how often/who to speak to or send your information to etc. If you were to go in cold into new build site offices and say you want to do their cleaning they treat you like crap. I usually go twice to view the showhome before I mention the cleaning. Good Luck!!
