Builders clean or window clean ?
« on: October 02, 2007, 06:50:54 pm »
Had a call from a builder the other day, can you come and give price for window clean on a block of apartments they are just about to hand over to sales agents.
So I asked them if it was a builders initial clean or just a window clean they wanted.
Guy says we have had the cherry pickers in and they have done the initial clean, so we just want a window clean, apartment block is 3 stories high, with approx 150 windows.
So went to take a look today, windows covered in cement, paint and you name it, so rings the site agent, who had just left site to get some supplies, and tells him he needs a builders clean. No we don't they did that off the cherry pickers.
Can't you do them off ladders ? no
Can't you lean out of the windows ? no

Well if you don't want the job, we will have to get some one else, he says.

Took an hour off work to travel to the site, to give quote, so quote is going to be £350.00 for a window clean with W.F.P. with no guarantee that the windows will be perfect.
What do you think, Guys ? :-\ :-\

I wouldn`t touch these jobs anymore, you must be a sucker for punishment lol.I to this day can`t understand why us WC`s take these jobs on,9 times out of 10 it`s not ongoing when you`ve cleaned them up.If you have good work stick to doing that and just deal with the odd bit of birds S***.

Hi,

I do quite a lot of builders cleans and with what you've described that definitely sounds like it needs a builders clean to me.

On initial cleans i can take between 2 - 6 hours to clean the windows and frames on a house, when i go to do the re-clean which is what there basically asking you to do that only take as long as a normal would take to clean.

If i were you i think I'd arrange to meet the site manager on site, to point out the state of the windows and explain your points across, if he still insists it only needs a normal clean then price high, if you get it you get it.

I`d take a massive wide berth mate if i were you,i can hear it now, you`ve scratched all our window`s and we`ll give you a call when we want you again.Drive by there in a couple of months and see another WC doing it reaping the rewards of your hard builders clean.

charge for the builders clean anyway, they are looking for the cheapest price if you get it make sure they sign a disclaimer in regards to scratches etc. if they want a reg clean after them get them to sign a contract before you start. Sounds to me they are trying it on. I had the same a few months back, house had about 200 windows I quoted £250 as they said it was already cleaned once, I got on site only to find the same concrete etc everywhere, the job would have been a nightmare so I priced it at £575 then forgot about it, they did not use us and to be honest I am glad they didnt as i heard one of the guys saying to his mate if I dont get my money by friday I am not working next week.

You won`t get them to sign anything regarding future cleans, once it`s handed over from the builder that`s it.

then charge as a builder clean for sure. If they dont want to pay your price walk away.

In regards to the quote, sometimes the builder will work with the owners ie a block of flats that they charge ground rent etc, these will sign a contract. but I understand what you are saying many will not they just want lowest price, and who wants a low priced job thats going to be a ball ache.

explain that because the "builders clean" has been done that any cement etc left on the glass after 1 pass is their problem then & not yours.
I've had this before, same situation, by 1 pass ( refering to trad ) i mean a soap up & squeegee once, no scraping etc. as in a normal maintainence clean.
