Chemical Choices

Hi all ,

I know when discussions about which chemicals you use is normally a hot topic.  I currently use formula 90 in the solution tank, and i have to say have had great results with no problems touch wood, i have tried prespray gold and aggitating then extract with fibre and fabric rinse, but aren't always impressed with the results and end up using a lot of spotters.
I have also tried one step, but i think that product really hates me as i never get good results and it usually makes the job 3 times longer, but i am still keen to get away from formula 90 and use the one step.  When using one step or similar what kind of machine spec to do you really need or does it not matter, and what process do you do to get the best results.  by that i mean how long do you wait after spraying to aggiate then how long do leave it after aggitating before extracting?? do you use cold, warm or hot water with the chemical??

I have started using One Step. On a recent job I pre sprayed and agitated and left it for longer than usual (10-15 minutes) as I was talking to the customer. The results were very very good (and that was using a small Numatic machine to extract with just water). The temperature of the water is warm rather than hot as my machines do not have heaters.

As a spotter I use ZipIt or just a more concentrated make up of One Step.

I am only speaking as someone with limited experience of other cleaning products so I do not claim to be an authority on this subject, but so far the product works well for me.

It was recommended to me by Derek Bolton and I value his experience in this industry. I believe he also uses a machine with no heater and he likes this product also.

Pre SPray Gold is a gentle multi purpose prespray. Will not deal with stubborn soil. Suggest you look first at chemspec enzall (very economic as its a powder) and traffic clean (high alkalilne so make sure you pretest thoroughly).

I use m/s only. I use a standard twin vac with 135 pump that gives 90 when spaying. Cold or warm water when rinsing ( I dont think it makes any difference, but habits die hard.)
Spray lightly with m/s and agitate straight away with a mechanical brush. By the time you have finished brushing the first bit will be ready to rinse. It must be brushed strait away before it dries, after that it does not matter. I usually prep all the rooms and then rinse. Some times it takes more rinsing than others, even with the same amount of prespray. I spot after cleaning as it will take most marks out that I would previously have prespotted. I do a lot of rented flats etc and some of those are gruesome, most come up fine. I would not go back to detergents again as I am now being asked about the safety aspects.
