[Clear Vision]

Every month without fail these top sections of both windows spot!!???

On the 2 top openers there are 4 runs of white spots on each window.

On the larger top section there is usually 3-5 lines of white spots.

The rubbers are in good condition and there's no joins.

I tried cleaning the glass only and even the above frame many a time!

My water is 000ppm and I rinse loads!

How annoying!

I have some simaler and I find if the rubber seals around the frames are very narrow that they sometimes spot. I let them nearly dry out before I collect and scrim any spots on the window.

Alternativly dab the top windows with your brush and scrim dry.

Not being funny Clear Vision but the concrete lintle looks wet,probobly not the problem but it does look like your going quiet high with the water.

Just a suggestion. Does the property you clean imediately before you clean this one have chalky frames?

I did two windows like this today and it left my brush in a real mess. I rinsed it out in a bowl of pure water and it was like someone had thrown half a cup of milk in it.

its the lintel they give off fine powder when knocked or splashed this causes spotting

They are part sheeting and part spotting, Next time (or go back) and try bladeing one or two of them after wfp, then just spray some RO water on them and see what happens when they dry.

Have you tried rubbing the spots off as you know loads of problems with windows in Scotland with hard water stains. Could be not wfp but run marks on the window which you cannot remove. Looks as if they are spots.

I to think it`s to do with the lintle,rub your hand on the lintle it`ll be covered in chalky powder.If you wet the lintle that water will drip down on the glass and spot.

Just brush the glass to just below the top, and squeegee it off.

No probs.

This is your problem, my friend.

Suggestion:  Now that you have clean tops of frames, just keep them clean periodically, say every 3 months or so.
Keep your brush & water away from that lintel, just wash from the top beading down.

If you are going to wash the top frame, one quick wipe wipe with a scrim before you do the rest of the window.

Let the client know that periodically you will wash the top frame thoroughly which will cause a little spotting.

Oh, and the side frames are quite thin too, so just keep off the frame as much as poss on this one, that's all you can do.

The property I usually clean before this one has the same type of windows. I never get spots on that ones? And I clean them the same way.

Looks like the seals are slightly recessed into the frame... i've got a few like this (the frames on my house are the same) and the only way I've been able to get them to run clear without spotting is to angle the jets upwards into the seal on the upstairs windows, and turn the brush upside down on the bottom windows and rinse directly into the seals. Takes a couple of extra seconds but only needs to be done on the first clean, and does the trick for me.
