some of you guys rent out units, how much do you pay per year?

have been to look at a unit today and not sure if its a good price, its pretty big, could easily fit 6 maybe more 1000 litre tanks in with room to spare, not that we would want that much water

gonna have 2 maybe 3.

i want it because i live about 30 mins out of town, where most of my work is in town, soon i a taking someone on so i possibly want somewhere to go top up

the price i was given was just for the rent, then how ever much water i use. how much does water cost? i currently dont have to pay for my water so im lucky. so whether it is worth doing this i dont know

mat, i take it you need the extra water for the new guy your taking on to work with you,
just a thought, rather than take on a unit that will cost you a few bob, why dont you get a trailer to carry the exra water you need, just a thought,

If they didn`t know what business you were in i bet there wouldn`t have been a big charge for water,places with units especially older ones probobly don`t have water meters.You could have said you wanted it to store equipment ie ladders vehicle etc.

Just started a new lease on a unit 1000sq ft
6k a year + rates .
I hope to run everything out of there this year and its all deduct able against
 tax big step to take but i think worth it
i can now have as many tanks as i like and she can't say a word

yeh well i have enough water for myself, i have a 400l tank in back, and i reakon i will take 4 maybe 5 25 litre containers as well, so ill have over 500l with me. just knowing whether its enough fo rboth of us, know what im getting at?

i dont really fancy a trailer to be honest. i can hardly drive me van 

the other part to the idea is, have a few people come and use the unit as and when they needed therefore bringing my costs down

I have an unit with offices and we pay £15k per year plus rates.

Water works out at about £250 per quarter.

Its down to how much you really need the unit and what you will benefit by having it?

ive been looking at a unit, and the cheapest i could find was just over 10 K a year, its a little too much for me tbh

You will struggle to cope with just 500 litres of water a day with 2 people, so you would need to top up, but it seems a very expensive way of having a place closer to where you work to top up your water from.
In the other post, with your van photo's and so on, you say that you will only have someone along with you 2 or 3 days a week, so a rented unit seems an even bigger overkill
You don't say how much the rent is though, so I suppose that if it was little more than a peppercorn rent then of course it would be a bargain.
But if it is several thousand a year you'd be better off lease purchasing a second van and equipping it.
would be just as tax efficient and if you have the right system at home your water will be free.
Hell, you could always simply upgrade to a van that will take a 1000 litre tank, 2 people should cope perfectly well on that much water.

You say that you will be having someone work for you, that alone is expensive!
Employers liability and so on....so why add more to your overheads than you need to?

try farms that spare buildings or rent out premises. The water issue wont matter. Also local councils do them for small business,s approx £4k to £5k plus rates, rates are roughly half the cost of premises dependent on area & price. Also theres small busines rates discount which half,s your rates.

I missed out on 2000 sq feet at a farm for £500 a month. Massive but i think he realised it was to cheap after i nearly snapped his hand of.

There,s also small shops, i did look at one omce usualy about £2k.
