letting agent

Hi all
I have been asked by a letting agent, if would interested in cleaning there property's if and when required,
the thing is they only pay £25.00 a clean per property and said this is the going rate. what do you think??

I have been doing some work for a letting agency and have been clening two bed flats for which i get between £70.00 and £80.00.

 I do loads of work for LA's and £25 isn't the going rate for anything as far as i know. I'd say there trying it on, what do they expect you to do for £25?

 £70 - £80 for 2 bed flat seems cheap aswell. Is that a full clean?

£25.00 per property  ??? ???  Are they having a laugh ? What do they expect for that ? Is that regardless of property size and state ?

That is certainly NOT the going rate for any area that I know of. I would steer clear of them.

We do alot of EOT cleans for a local letting agent and our prices start from alot higher. You have to survey each property individually and charge accordingly.

we really must be trying to sell up,

yes there are the bish, bash, bosh mob, that will run in, and run out again.

ive seen it in the past.

you have your insurance, your equipment and your chemicals to consider.

and then the labour time.

you need to establish a relationship with your client, where you specify an amount f work to be done, anything over the top of that, and you need extra money.

They are just trying it on! tell them £25 might buy you 1 hour or less of your service and no more!

Remember, you have to buy chemicals and sundries, maintain your equipment, wear & tear, travel expenses, pay for advertising, pay wages to others or yourself, pay NI and TAX, buy public liability insurance, and make a worthwhile profit at the same time.

What do these people want, Blood >:(

I agree.

We dont do anything for less than £60.00.

Anything you do will take at least a couple of hours, that includes set up, chems etc etc.

Tell them that is your minimum charge.
If you charge a decent rate you can do decent work and not have to rush about to get a profit out of it.

What a load of BS!

£25 ? Are they on drugs?

This is all I do day in and day out & £25 is less than what I charge for an hour.

EOT is gruesome dirty work, will you really consider wiping other peoples feaces off the toilet for nothing?  Some properties can take you 10 hours, even 2 bed flats. I once did a 1 bed flat and I was in there for 16 hours (it really was that bad).

£25! What planet is that on?

will have great pleasure in telling them (nicely) what the can do
with there £25.00  per property :o.

Hi Karl,

 Sorry about the late reply.
 Each job has different levels of cleaning required. So either go and do a survey and submit a price or when you build up a good relationship do the work then invoice on how long it took.
Set prices on EOT cleans are a no no .

I have lots of letting agents that I do cleans for. Is it end of tenancy cleans you are talking about ?
I charge for a 2 bedroomed apartment £125.00 all my customers are happy to pay that. If they require cooker/fridge cleans there is an extra cost of between £30.00 & £60.00

I did do a clean the other day for £50.00 but that was just a basic clean as the flat was very clean also empty.

Sorry i think we got our wires crossed. I was just trying to show that £25.00 was far too cheap. I do a survey for each job  i do and price accordingly as you suggest. Iwas just asking so that i could compare prices.

windows clean inside. And the may or may not have electricity
