commercial contracts

hey just wondering if people could give me some advice on how to go about getting commercial valeting contracts, tried with some police stations, what do i need do to secure them and also when i have rang mcdonalds etc about surface cleaning etc they just say they use there own people, is this the same for everywhere and what other things can i do.
