Sorry folks if you have read this type of thing a million times but....I have been doing domestic cleans only for the past few weeks and am quite happy with quotes for this work. Now though I have been contacted by a property management company who have asked if I can quote for communal areas in a newly converted 9 flat block. This involves usual stuff I guess, vac, mop dusting..also litter picking outside. It is to be on a fortnightly basis using my own tools and materials. They have asked me for a quote based on 12 months. I am going to see it Thursday and will try and weigh up how long it will take me to do. Is it best to work out hourly rate or per resident or per visit?
I want to get this right as they may put more work my way.
When companies ask for annual quote do they usually pay monthly? Obviously I will ask this if I get the job but just thought I'd ask here...sorry if it's been dealt with before I have had a look on here and a lot has been helpful.

£3 per flat or there abouts is the rough estimate I always go on ;D

many thanks for that quick response, would that include petrol, ins etc or just cleaning. It is about 30 mile round trip so not too bad.

Hi

I do this type of cleaning where there are only two flats in the building, no way do I/ or would I clean it for £6. Charge by how long it will take you, some I do for £25 a month, others for £12.50 a week.

Bi weekly I would go in around £20-25 depending on what needs doing. Remember you can always come down in price, you cannot quote up.

Thank you also Martin for this info, in general do these companies pay monthly and is it usual practice to ask for an annual quote...oh yes and the litter picking in car park and paths would you charge the same as per flat or just include in the main quote?....sos to be a pain in the butt ???

Hi,

Definitely, quote per visit.

Don't under-charge just because they give you a hint that they may offer you more work!
You could hint back that you may consider a discount WHEN they supply you with more contracts (in the same area)

You must quote sensibly: your time, your costs, your profit etc.

You can't quote until you do your survey as you don't know how bad they are going to be - or how mucky the tenants are. Also, the state of the carpark and external areas.

Here is an example of a pyramid system that I use. The prices are true and I get the work! but it will depend on the area, council, and if homeowners etc. (Adjust slightly to suit, but don't go too much lower than these!)

You MUST consider the number of floors, as it could mean a lot of steps and hallways to hoover or mop!

2 Flats Apartments:        1 floor     2 floor
                                  £20.00    £25.00

3 Flats Apartments:        1 floor     2 floor     3 floor
                                  £25.00    £30.00    £35.00

4 Flats Apartments:        1 floor     2 floor     3 floor     4 floor
                                  £25.00    £30.00    £40.00    £40.00

5 Flats Apartments:        1 floor     2 floor     3 floor     4 floor      5 floor
                                  £30.00    £35.00    £40.00    £45.00     £50.00

You should now be able to see how it works and keep going up to 9 flats on ? floors.

One last thing: Go and have a look before the official survey. That way, when you get there you will already have an idea of what you are going to quote (that's if you are meeting someone there)

If you don't get the contract, don't always assume it is because of the prices. Put across your professionalism and you stand a good chance. There is plenty more work out there.

That is a great help many many thanks...from what I know already it is an older building which is undergoing renovation and conversion into the flats..one of the locals said it may be going to be used by migrant workers..which doesn't really matter so I suppose there will be a fair amount of coming and going...thanks again.
this place is fantastic for us new folk but do feel sorry for those who've heard it all before

What do you charge for changing lightbulbs in + outside in car park? The car park ones only stand 4 ft high.
