Iv'e been asked to quote for the common parts cleaning of a block of flats and I'm not sure what I should charge.
It's a block of 14 flats on the south coast.
Ground floor and 3 further levels with four flats on each landing (only two on the top level).
Each landing is about 240sq.ft (30ft x 8 ft) and are carpeted.
There are 3 flights of stairs of 17 steps each and are vinyl.
Floor to ceiling window on two landings and lobby/entrance on ground floor.
I have estimated about 2 hours work to do thoroughly each week which includes perimeter litter picking and bin area clean,internal window clean and light bulb changing as necessary.
I am thinking of charging about £28 per week or £121 per calendar month.
I'm not sure if the managing agents will consider this unreasonable.
Any help from anyone in the same line of work would be much appreciated.

we do one similar, and i think you are not far off, maybe slightly cheaper than we would do it, but i can bet the managing agent will jump at that price.

I am brighton, so you are pretty spot on, don't forget you can come down in price but not go up afterwards.

maybe offer at £30 and if they balk at that come down to no cheaper than £25.

Sometimes the freeholders are as tight as a gnats chuff.

I do about 7 at the moment (got 4 more coming on line this month) ranging from £12.50 (once a month) to £25 a week.

I am in line for a new client who has 60, so everything is crossed for that/

From £1.50 - £3 per resident is how i price some of mine, so depending on the going rate for your area, which Martin has confirmed is about right. £2 per resident should get you the contract.

Your price must be too low!

We do the communal area of a small block of 6 flats on 3 floors in Milton Keynes.

Initially, we did the build, re-clean and sparkles for the developer as they were being built. On completion, we were approached by the management company and asked to quote for the ongoing cleaning of the communal areas.

There was a delay of a few months before all the flats were occupied and full handover, so we were cleaning these areas twice a week for the developer at £40 a time. (bearing in mind, trades were still stomping all over the place with muddy boots!)

The management company called out of the blue and off the top of my head I quoted £40 at once per week.

They could'nt get us to sign on the dotted line quick enough!
That was about a year ago - and we are still cleaning them.

On a good day it takes 1 person only 15 min to clean.  Bad day - half an hour. = Average 22.5 mins.

That works out at £106.66 per hour! (not counting travelling time of course, but we are still working the rest of the site - and expect to be there for another year at least!)

It really doesn't take that long to do.

Once banister is polished, skirtings can be dusted down with a broom (saves bending over), window sills wiped over, carpets vacced, or vinly floor lightly mopped, (careful mopping too heavily, someone falls over and you will be held liable) Junk mail disposed of.

That's about it.

Cobwebs are not really an issue, you don't get too many.

It depends on the size of said common ways and what is required by you the contractor. I do two blocks and takes me up to 30 mins (each), plus they want gardening, which I approached to two ladies who do it and they do both blocks each month.

It also depends on each freeholder, as I said some are tight, some aren't.

£40 for 20 mins, well done.
