good morning, this is rather interesting as i am in the final stages of negotiating a builders clean contract to work with a number of developers.
i think if you look at it, any cleaning can be considered hard work. and therefore if hard work is a worry then i may suggest a career move.
Yes, you are quite correct that some of the properties can be left in a bit of a state. The important thing is to make sure that the spec. for the work is agreed, then anything outside of that is extra.
Also it is dependant upon whether you are in the site for duration, i.e builders clean, re-clean and sparkle.
And also the relationship that you have with the developer.
regarding window scrathing, just put a caveat in your t's and c's excluding any liability for glass scratches, client signs then you are covered.
i know people that have been doing builders cleans for a long time, and general opinion is one person can clean a property per day, and yes obviously size dependant, therefore that is considered average.
