Hi can anyone tell me roughly how long it will take to do a builders clean on a brand new 5 bedroom detached house. I know you can't be specific, but roughly how many hours would one take to do (including the windows inside and out ).

Assuming there will be a few en-suites to clean, a house that size would take 2 of us a full day, maybe a day and a half, depending.....

Phew ive allowed for 2 of us doing it for 2 whole days...Can you give me any tips as it's gonna be the first one we've ever done !!! It's a big contract so dont want to cock it up.

If youv'e never done it before, 2 days would be about right.

Assuming that the builders have left things reasonably tidy ?? clean your internal glass first.
 Then starting upstairs,1 room a ta time, scrape 'snots off floor, vacuum all surfaces.

Using a trigger spray and cloths, wipe clean all fittings i.e radiators, light switches, doors etc

Really make an effort in bathrooms and the kitchen, make 'em shine !!!

Check for dust and debris in every nook and cranny!! on top of cupboards, behind toilet pans, taps and in behind boilers etc.

Finally... weather permitting, clean the external glass, and wipe clean, if safely accessible, down pipes/gutters/ meter boxes etc.

Iknow I havent said it al, but there is a lot to learn !!!!!

Well ive quoted, as an average  £ 250 for a builders clean, then £180 for a reclean a couple of weeks later ,and then £180 for a sparkle clean the day before the people move in. I quoted this for 23 plots and ot the contract!! So it works out at £610 per plot.

That's a pretty good contract. Have you been told you've got it yet ?
What's the time scale for this sort of contract - is it as and when the properties are ready or have you got a deadline to work to ?

The build clean price is about right for a five bed, we'd never get £180 for a re-clean more like £100 and they'd laugh at me if I asked for £180 for a sparkle, more like £60 - £80.

By the time you come to the sparkle there shouldn't be much work left in the plot, if there is charge for a re-clean.

The real money is in the build clean, if you've got enough sites you'll do well. We don't make much money from sparkles but there we are! Leave the ladies do the sparkles!

i agree those prices are good, the big boys wont pay that level.

bu t a site agent that has just moved to another developer is offering to pay us very good money per plot.

small er developers will pay better money

I agree with the last post. Small devleopers doing upto 150 units a year are perfect. Get in with the company when there growing then when they get huge, you're not far behind??? Oh and did i mention a 14 day turn around on invoices?
