Afternoon Andy,
Total time for job should be about 4hrs, cost would be £323.21 + VAT, this all asumes that the floor is in a fair condition, and does not require stripping more than once!

Hope this helps, best regards Rob.

18x21 what?

metres, feet, yards?

I always believed that when you strip a floor you need to leave it until it is completely dry, otherwise the sealer will turn white if it comes into contact with moisture.

This is the case for hard floors, not sure about wood.

feet not yards, does that make any differance to your estimate Rob? Thanks for your help Will, I'll give him a call.
