Help Builders Clean

I have been asked to put forward a quote for builders clean.  The work will involve all the different levels of cleaning required and the possibility of maintenance of the site if awarded the 1st phase.  I have been sent the plan for the site and sizes.  There will be 10 units in all.  This will be my first builders clean quote.  I don't know how to price this work; how to determine the number of workers involved; timing. 

I would really welcome your views on how to approach this work.

Even to give a rough estimate I would need a lot more information.
What exactly does the builder want cleaned?
How big are the properrties?
How many windows?
Have the windows been protected?

Thanks for your response.  Units will be a mixture of office space and studio and the building work hasn't started yet.  So information on windows is sketchy.  The sizes of the units are as follows:

Unit 1
approx 500 m2/5400 sq ft

Unit 2
approx 500 m2/5400 sq ft
Unit 3
approx 350 m2/3,750 sq ft
Unit 4
approx 480 m2/5,150 sq
Unit 5
approx 310 m2/3340 sq ft
Unit 6
approx 100 m2/1080 sq ft
Unit 7
approx 325 m2/3500 sq ft
Unit 8-
approx 290 m2/3125 sq ft
Unit 9
approx 115 m2/1250 sq ft (TBC)
Unit 10
approx 115 m2/1250 sq ft

Again you would need to know are the units going to be fitted out with carpet, vinyl etc.
The windows are usually the most time consuming so you would need to find out exactly whats involved.
Is there easy access to the windows or will some access equipment be required.
Are there any stairwells to be cleaned.
Sorry but you will need to find out to give a proper quote.

floor finishes are only relevant after the build clean

window access, can be quoted, a lot of people now go off the scaffold.

a lot of people price on sq ft, i dont

I think I will charge by the sq ft it is easier for me that way because I don't have anything else to go on.  Just want to know if I need to quote for the after build clean stage (sparkle clean).  They have only requested two levels of cleaning. How do I differentiate the pricing between the builders cleaning and the sparkle cleaning.

Hi Abi,

Try and speak to Tim Downer he has a spread sheet which is excellent. He did email to me but i erased it by mistake and was to embarrassed to ask for another! It covers three different levels and if i remember rightly you can enter dimensions and your prices and it works everything out for you.

Dear all

I am still struggling with this but I have found a way of pricing the job. 

Just have a question, grateful if someone could help me - would the quote per square metre include things like skip to put the rubbish and debris for the initial build clean? Or, who is responsible for getting this of this rubbish?

I would also be grateful for a copy of Tim's spreadsheet - Tim I hope you don't mind.

Hi Abi,

Just use the skip/s on site, for just two cleans I would charge about half (sq ft) for the second clean.

i have been reading through the notes and its interesting , and very hard to calculate every scenario,

i would like a look at this spread sheet , i have one for carpets that works it all out sq ft and all

we run a small cleaning biZ in North Essex

we do on ocasion get requests like this .
