How the hell do you find 4000 jobs without locked gates?

I like to run my hose to the furthest point & start there  so I know how much hose to pull before going back to grab my pole & lock the van (fixed reel). So if the gate isn’t ready & I have to knock, that pees my off too lol.

Been going a long time 😂 we do have  quite a few with gates but we have keys or mainly codes to get in that figure includes all the commercial jobs as well

I been going 33 years. Your average 2/3 bed semi doesn’t have a gate code round my way. I’ve got a few codes & keys. Stopped going down the key road as was ending up with too many keys that we  couldn’t remember which one was for which job. And they invariably ended up in the wrong van anyway! Personally my market is the newer smaller houses. I don’t tend to like the bigger properties  these days. Too many obstacles, awful hose runs & sometimes a ladder even! But mainly I find I don’t make as much money on them as on smaller houses.

We are lucky most of our 3 bed semi estates type of work don’t have locked gates low crime area . Some of the bigger detached 4-6 bed ones have keys or codes  we number each key and that number is attached to the address, keys are kept in a safe in the van , if anyone got  hold of them they wouldn’t know ware it was for so it’s quite safe .  We have around 60 keys  and 100 codes

Half of mine have a locked gate, by locked its mostly a bolt that cant be reached... even if they didnt i prefer to txt everyone anyway, saves me a trip if they are on hol or having building work done and id rather people know im coming so its no surprise.

As for texting, i used txt local for years via cleaner planner but there was always the odd one every week that didnt send. It was costing about 40 quid a month, so i just went back to manual. Of course with multiple vans you need it automated but texting 20 jobs on an evening takes 5 mins from the cleaner planner app, copy and past the txt. Same with payment reminder on the debt list.
