Forum Newbie guys ,and after 12 years as a one man band needed to share this and gather others thoughts
I’ve been cleaning recently on 2 new estates only 14 new jobs but they were local to me and was going to use them to replace further away jobs (save on travel)...well imagine my horror last week when  8 of them
Cancelled 🥺 6 of them 5 bed detached jobs certainly not overpriced at £20 ...only cleaned them 3/4 times on a 8 week clean...a couple off them did say we will ring you when there dirty!,,
Speaking to another local windy he says most of these are just over committed financially and he’s suffered exactly the same🙄. Thought s from you guys it’s making me paranoid ...

Is this a wind up 🤣🤣 if they are 5 bed detached houses at 20 notes a pop I wouldn’t worry I have had nightmares in the past about cleaning houses that size for 20 notes lol,that did make me laugh.

Ignore NWH. He is the forum irritant that we tolerate a little for laughs. 

I suspect the issue is that the customers you have lost are on new estates - and often the buyers of properties on new estates are heavily mortgaged, have kids and lots of expenses. They are the ones that can "do the windows themselves" (tho' they rarely do) - need to save money because they are fearful of rising fuel bills etc.

Have you got plenty of older retired, pensioned, no mortgage types?

Yes I’m ok with the customers I’ve got they are theprofile you mention ,just thought it would be great to stay local
With the new houses..glad I didn’t replace them after all 🤔 ..

Avoid new houses, mortgage and children, just starting out in life so money will always be tight for these customers. Oh and half of them have everything on credit to the maximum, flashy car on tick and only want windows cleaned when special visitors coming to visit, avoid taking them on unless just starting up a new business.

The multiple van setups will get all those new houses and they can keep them they have driven prices back down to the 90s,if you want regular work that’ll keep you going through hard times it won’t be on new estates with 100s upon 100s of houses on them trust me.

I’m push all new customers to go every other clean which would be 10-12 weeks, I feel new customers don’t have the loyalty to you , but 12 weekly cleans you have a loads lower chance of cancellations

Honestly I can see monthly cleans in say 10 years or so ceasing the next generation down may continue but after that I just can’t see it,I do hardly any monthly cleans and the ones I do are very picky about clean windows or work from home and the business pays for it.
There’s no way you’ll get a big route of work with top paying domestics having it done monthly the norm is 6 weekly or 2 monthly the odd one 3 monthly,you can earn more money per job for a 1/4 of the effort with a fraction of the work you’ll need to make up for it on monthly type work.

Someone starting  from scratch I would say suit these new estates loads of houses you can get a route of work quicker with lower prices,I can’t see why established WCs would want to go near them all I see is firms with multiple vans knocking em out daily for peanuts.

In my town there are a few new estates, I have a handful on each one . however most of mine are financially well off or semi/ retired

But, there is one newish estate  that I only have one house , (she is retired )   I have had about 12  others on this estate , and they all kept skipping cleans  , forgeting to leave gate open , or failing to grasp the concept of actually paying me .

A lot of  new window cleaners target these estates like they are the holy grail.    they couldnt be further from the truth.

We don't target them. About three or four years in the phone starts ringing. They are the ones who waited a while or signed up with someone else who let them down. They tend to be good quality.

I reluctantly took on a 5 bed property on a higher end new build estate last summer.

That 1 property has now become 12 that can be done in a very easy morning with just 2 van moves.

Oh and despite what NWH says, they are priced around £22 a clean and are some of the easiest money I have on my books.

Yes. Higher end estates with well heeled older customers in detached property can buck the trend.

All these new homes being built are full of working families not retired people a large proportion are bought up by Houseing Companies and rented either privately or through the local councils.
You don’t sell your large house and move on to an estate with a 1000 houses on it unless you are a fool you move to the coast Devon-Cornwall.

I was asked  only 6 months ago to clean 4 houses on one of these I was almost double the price of the firms that already do loads round that area,I only went because it was through someone that works at a large property I clean she wanted hers and 3 neighbours doing,only her and 1 of the neighbours went for my price and the only reason I took them was because I’m doing her a favour on the way to a larger job every 6 weeks.
They are mind numbing you have to clean dozens of em to earn side gate after side gate for little money,they are starting out building a round up work imo which I did years ago and gave em away the multiple vans setups love em you can price em up without looking.

For £60-90 per hour Ime quite happy doing estate houses my guys love them we have several thousand of them and the pay very well , only move the vans half a mile all week , very cost effective way of working .
