estate agent pre-lets

Hi guys, could anyone give me some rough price guides for me to send to my local estate agents for pre-let cleans: I need prices for 1/2/3/4 bedroom house, please can you also confirm to me what a pre-let clean will consist of. many many thanks, look forward to some needy information.

Hi

Almost impossible to quote you these.

This is my main line of work and you will not charge the same for a 3 bed house, carpets & clean as you would for a 3 bed STUDENT house for the same.

Just did one that took 17 hours (student) normally would take maybe 5-6 hours.

If you are being pressured to provide a price list for this sort of job, then the most important word in your response is "from" ie

1 bed from £x
2 bed from £y
3 bed from £y


"Prices are for illustgration purposes only. The price for each job will be confirmed AFTER a site survery/inspection"

or some such similar

try to avoid over the telephone quotes,
but if push comes to shove, state prices from:£........

Thank you all for your comments, but what is the starting price, ie 1 bedroom Starting from ?
2 bedroom starting from ? What is the average starting price in this type of clean. Awaiting your replys.  Many thanks.  anne.

there a many factors to consider...............

is the flat/house empty??

do you have to move furniture?

how many hours to clean??

do you have to carry equipment upstairs???


the best advice i can offer work out want you want to pay yourself per hour.....
then work out how many hours it will take too clean!!!!!!


or if you are clever..............call another company in your area and ask for a quote?????

hi spindle2k, thanks for your comments, can I ask a question, do they ask you to price the job before hand ? if so then you know how much to quote ? or do you just quote from a "starting price and bill them when the job is done even if it comes in at a higher price ?? please can you help. anne

my wife runs a cleaning company she charges p/h

before u agree to clean i think that it advisable to look at the property/s
and guesstimate how long it will take to clean ...........

i think that if you are going to look then you must decide what you will need to take

be aware......................the hardest rooms are bathroom/kitchen they will take twice as long as you think!!!!!

One thing i have noticed about this site, is that whenever anyone asks for advice on pricing no-one is prepared to come up with the goods.

I understand that there are lots of factors that need to be considered but hey give a figure for a standard clean on a private res EOT clean, one that isnt particuarly dirty. I work in an Estate agents with a letting agents attached and have reduced my hours in order to start a cleaning business, fortunately i have been promised all the cleaning jobs from my colleagues however as i have only just started i have only done two. One was a carpet clean lounge (approx 20ft x 16ft) and a hallway (could touch the walls either side with my arms outstretched) and have charged (on recommendation of agent) £100. i then did a kitchen clean in an apartment which needed a cupbord lick inside and out and the fridge cleaning it must have took me and my husband 20mins and charged £50.00.

i know that in Liverpool there are companies that charge £120.00 for a three bed terrace house that really isnt that bad. and then about £20-30 per room for carpets in those terrace houses the average reception and bedroom room being 14ft x 14ft

lets not forget that landlords will probably pay whatever providing it doesnt go over what can be taken out of the deposit.

hope this helps, however i am sure that there are plenty of more experienced people out there that could give us a help with pricing

This is how we price.

By the hour rate £11 each person.
+ £5.00 charge per job for cleaning materials
+ £5.00 per cooker hood filter where needed
+ cost of new shower curtain where needed.

If over 5 miles from home i add petrol normally about £5.00 I never go more that 15 miles from home.

To price a job without seeing it first I add up the number of rooms plus 4 for the kitchen x by £11.00 and say the price will be from ? if its very dirty it will be more.

e.g one bed house not to dirty, bedroom, lounge, hall, bathroom & kitchen = 8 hours plush materials £93.00 plus extras.

I don't clean carpets but will vax at an extra charge.


Do you think we are too cheap?

I think you'll find that there has been loads of advice on this forum,given on the subject of pricing.

The fact is there is no 'set' price for this work, never has, never will be.

You price work according to what you want to earn p/h or p/day, where you live, and what you can get away with.

You are in a good position, in that you probably have 'inside info' and good luck to you for that. For most of us it is a case of trial and error till you get it about 'right'
