Terracotta floor tile cleaning

I'm going to be carrying out a clean to terracotta tiles in a reception area.

Can anyone recommend any products for this? I have looked at LTP and HG products but unsure which seems best.

I also read about using boiled linseed oil on them first.

They are not majorly dirty but there are a few stains where a desk used to be. Apart from a mopping over these tiles have had nothing done to them for atleast ten years. When complete I'm looking to give them a satin finish.

Any info would be greatly appreciated.

Soak them first with plain water then clean them using PSRP XTreme Heavy Duty Tile & Grout Cleaner and a mono rotary machine fitted with a soft to medium brush.  Allow to dwell then scrub again. Extract with a wet vac, rinse scrub and extract again.  Once dry apply Miracle Economical Impregnating Sealer and then the following day apply either Miracle Mira Matte or LTP Antique Wax to give the sheen
