Flat pile heuga tile type flooring New

Just finished large job with very dirty tiles in some places around desks. Truckmount extracted and then padded. 469litres  of black filth removed and pads contnue to pick up residue. some areas still soiled/worn ,others where just hot padded as texatherm look good these were low footfall areas. Blowers going for 48 hrs and just about dry..
Just quoting on another similer in a solicitors buildings 8 meeting rooms light col floor heuga type, with some coffee stains and areas where had leak from ceiling. Thinking tex padding again, primarily for speed of drying and keeping access available during office hours.
Any better way, dont fully understand encapsulation, is it any different to my Texatherm system and better. Or is there a magic answer im not aware of. All contributions gratfully received, please include products and supplioers. Thanks Simon
