Urine on tiles
« on: May 11, 2017, 02:18:53 pm »
We have been asked to look at a very large and expensive rental property in which the tenants have allowed 2 dogs to continuously and copiously pee on the tiled floors.
The smell is something to behold.
There are 2 room affected, the very large kitchen which is limestone and the dining room which is old/worn porous terracotta.
I suspect the urine has soaked into the terracotta tiles, the pits in the limestone  and the grout everywhere.
Both appear to have had a topical seal applied at some point.
The cleaners have mopped with dilute bleach which has not had any effect.
Is there a product out there that that can magically kill the smell or are we talking about a full strip/re-seal and maybe honing to get into the limestone.
I am a bit wary of this job as I do not want to own the problem if nothing works.
Thanks in advance
David

The floor will require stripping, deep cleaning  and honing to rid it of the acid etching caused by the dogs uric acid.  It will then require sealing properly with a penetrating sealer.  Not a difficult job but it has to be done correctly.  Feel free to post again if you require any further help.

Kind regards

Kevin

Thanks Kevin,
What you have suggested is the way I see it.
I have warned the landlord that there is no cheap fix.

Easy enough job to do though and a decent earner

And don't forget to thoroughly soak the floors with odour neutraliser to kill the odour which will have penetrated deep into the tiles and especially the grout, otherwise you could have clean shiny floors.....that still smell !

Actually Alan the deep cleaner suggested for this process is a disinfectant cleaner coupled with a Liquid Poultice and an oxygenating compound and it draws everything out of the stone.  It is the same one we use in operating theatres
