How do you go about commercial properties?

How do you go about approaching offices and car show rooms etc? It's seems difficult to get through to someone who deals with it, I've rung a few showrooms in my area that are very new, and all I get is ring this person and that person but no actual leads...

I have picked up loads of commercial work this way, hotels/car showrooms/builders cleans etc. if you dont ask you dont get.

I have picked up loads of commercial work this way, hotels/car showrooms/builders cleans etc. if you dont ask you dont get.

You've picked up a hotel, recently, by wandering in wearing your cleaning gear without an appointment?
How much was the job?

almost all of my commercial has been picked up this way. others come from recommendations.

Yes, just last week i picked up a small hotel/bnb near chelsea for £110 4 weekly and also have to go and quote a big 1 in blackheath next week that i went in and asked a few months back and left my card with the cleaning manager who said they wasnt happy with there current cleaner.
i also picked up an office on an industrial estate to do the windows and carpets in dartford from a card i left a few months back too from going in and asking to speak to who is in charge with the cleaning.
Its nothing new, i go in many places, admitidly normally i dont get the job considering the amount of places i goto but such is life, i simply target businesses with dirty windows, some the window cleaner just stops coming like with domestics and other places they are not happy with there current cleaner. Pubs and resturants are easy walkins too, i get a lot of those.

yes im verey happy the way i go about gaining my work thank you.
And no i dont go in with a scrim on my shoulders, i go in simply as just me and confidently say my piece to whoever i need to.
Companies/businesses get many emails and telesales people calling for this and that all the time where they will just fob you off! At least the way i do it i speak to who matters face to face and if i dont get to speak to someone who can make the decision i leave a card and ask them to give it to the decion maker.
If i was targetting chains/hospitals/national jobs then id have to approach different, for what i want the way i go about it works fine for me.

Round my way-I've priced jobs exactly the same as a competitor and got it as I wore a suit to quote.
This has now escalated to be my highest paying job.
If you're getting work by just dropping in-can't fault you.
I just couldn't see it working round here. But then again, you and I are 200 miles apart.

Poleking you make me chuckle sometimes...You want to go in suited and booted to talk to a 'deal maker' givin off the impression you are a true professional............then you turn up to do the job in a Caddy Maxi with a 650 litre tank in it and a DIY ladder on the roof ;D ;D

When I worked with someone else and we ran a sizeable business, I found suited and booted didn't work for me because I hated wearing that gear.

It's best to wear what you feel comfortable wearing and for me it was working clothes. For others it may be suited and booted.

In the end it all comes down to how well you relate or talk to the first person in the chain of command. Business was to me all about relationships whether they are for just a few seconds when talking to the receptionist or for longer when you have a contract.

Sometimes circumstances beyond the control of the person who took you on as a window cleaner in the first place may dictate that you lose the job or not get it in the first place but generally, it's all about relationships not what you wear as a window cleaner looking for work.

I used to get work by just walking in the place and asking and I was often surprised at how well that worked. I don't mean I had a 100% success rate by any means as it's a numbers game - the more times you go in and ask, the more work you will get and don't be afraid to turn down jobs if they aren't willing to pay the price you're asking.
Just chant..... Hare Krsna, Hare Krsna, Krsna Krsna, Hare Hare, Hare Rama, Hare Rama, Rama Rama, Hare Hare. It's beats chanting Tory Tory or Labour Labour.
