Hi guys, got 450 new houses being built in an area where I work, got a bit of competition but I'm determined for the majority of this estate to be my customers so just wondering what techniques you might use to make sure your first their and get the jobs.
 Any ideas or experience welcome

Better to get "most" or the 10% who will pay top whack?

If you really want "most", keep leafletting from a week before anyone moves in and canvassing - they'll see your leaflet and phone you or you'll knock and get them.  Keep accurate records and go there once a week until you have spoken to every single person.  Anyone you don't have as a customer (even ones who have said "no") gets a leaflet every week.

I had a customer move into a new build estate so carried on cleaning at his new place .. canvassed another 6 up and lost em all bar my original customer ... 3 said couldn't afford it and other 3 said I was too expensive and another firm (trad) that did the entire estate were £4 cheaper than me so this lot now do most of the estate it would seem but at rock bottom prices.

An estate near us has all tilt and turn windows
So the owners can clean them. Still seen window cleaners on the estate tho.

this always reminds me of those documentaries were you see a feeding frenzy, usually sharks, ravaging a small piece of meat.
The customer will win because the sharks will be offering their services at stupid prices just to get the biggest piece of meat.

As has been mentioned you may gain a quite a few but the reality is you will probably start to loose them very early on to the price sharks..If you dont need the work go back in two years time when it settles down and the new houses have been sold a couple of times because they couldn't afford the mortgage and the nea owners are more realistic

The moral of the story is... Buy a ladder, squeeqy and bucket, make sure you smoke a joint in their garden on your break and dont forget to
Pee in their plant pots and last but not least charge £2.50 every 2 weeks!

It takes a while to get established on a new estate and maybe like Vin says drop flyers on a regular basis .

The cheap ones will always get in first but slowly they will disappear , Have gained custys because they have seen that a do a quality job of cleaning the frames every time and doors and their trad cleaner was not touching them .

So i will always sell the fact that i am protecting their investment as white frames can become stained with dirt pretty quickly , But having said that i still see frames that are black on the tops and it just bewilders me that custy will pay over £200,000 for a house and have minging frames . We offer to clean all frames doors and garage doors while building work is going on.

As wfp we do this anyway but the custies think they are getting something extra for nothing

The  best methods I have used.
1 DON`T` WASTE TIME, DO IT
2 MAKE LEAFLETS AND DROP THE AREA EVERY 3 WEEKS ( IF YOUR LEAFLET CAN BE HUNG ON THE DOOR numpty EVEN BETTER. AND CHANGE THE DESIGN EVERY DROP SO THEY STAY FRESH. and interesting . Include a list of local Doctors council phone numbers etc anything that they might  need to contact. I  HAVE DONE THIS IT WORKED  FOR ME.
3 GO DOOR KNOCKING ASAP. AND TALK TO AS MANY PEOPLE AS YOU CAN.   BE CHARMING.    BE MR NICE GUY.
