Victoria Tile Floor - Advice

Hi Lads

Ive this hall tile floor to do next week.  First floor of this type and using the Aquamix products from the course.

Customer has been putting a polish on it every few months so quite a shiny build up.  Floor is 70 years old.  There is a new section from an extension which is either clay or porcelain tile matt finish. (How can I test to see exactly what it is?)

Her problem is she has split a glass with disolvable headache tablet in it and the mixture seems to have removed the finish but hopefully not damaged the tile.

So Im aiming to use Aquamix sealing and coating remover, possibly mixed with a honing powder and then rinse and seal with Enrich and seal, two coats on the same day.

Any concerns with the above.
Any tips using Enrich and seal as its my first time.  Will use a paint pad to apply.

Before sealing and when the floor is dry and to show the customer the finished look on a small area do you use olive oil to replicate the enrich and seal or something else.

Also would you use enrich and seal on the new section.  Ive advised her its not the same floor and will never look the same.

A couple of points. I would first of all make sure you mask off very well especially those skirting boards before using sealing and coating remover.   I would be tempted to try pre wetting and just using Aqua Mix Heavy Duty Tile & Grout Cleaner first and allow it to dwell then add the honing powder and try that first. Don't get me wrong the Sealing & Coating Remover will definitely work but don't use it unless you need to.

The Aqua Mix Enrich N Seal will be great don't forget to work in small areas that you can reach and clean off thoroughly

In addition to the masking off I would be making sure that you qualify with them that despite best efforts with masking that touch up painting may be required.

Don't forget before & after shots, and take plenty of both, in different lights, and make sure you photograph the same bit of floor at the same distance so a good comparison can be made. It will look great.

You just need to give it a little finishing. It will definitely look shiny and great. Make sure that the cleaning process would be good.

So the job went wellish.

Used heavy duty twice with honing powder and tiles where transformed.  Took 3 hours for a hall and toilet 140sqft.

Then dried over lunch.

Sealed with enrich and seal with one one coat which  took another 2hours!!!

To be honest sealing on hands and knees, then wiping off excess etc etc is going to put me off pursuing hard floor work.  Way too time consuming.

Is there no faster way or other system.

Also would you have applied two coats and on same day?

Customer happy but I much prefer carpets anyday.

Get Gel Knee pads and make sure you price it right. Dont try and rush the sealing, do it as per spec.

It took you longer than usual because it was your first one.  14M2 shouldn't take any longer than 2 hours and sealing an hour tops.  The problem with Aqua Mix Enrich n Seal is that if you fail to clean off properley it cures on the surface and then turns greasy.  So yes you can put it down with a Long Handle Lambs wool applicator but no matter how careful you are you will miss areas or grout lines and you will also use a lot more product you then have a lot more clean off.   If you apply it sparingly on your hands and knees with a paint pad an area that size could be done in less than an hour with ease once you have a little more experience.  It is like anything practice makes perfect.
Finally you do earn a lot more money than cleaning a carpet as well ;D

I think this stuff is brilliant enrich n seal on these floors. My method for this would be apply with a paint pad north to south, east to west a little bit goes such a long way. I've done a few similar to this recently and they needed 2 coats as it dried a little patchy after the first coat but for the sake of 45 mins and a small amount of product its a no brainer

When i have applied the second coat i will leave it 10 mins and go over it with a white pad and a little bit of neutral cleaner to remove the excess. Customers are always impressed with the cleaner beading straight away  ;) and it get rid of the oiliness.

In tight areas we tend to do two areas at a time so say an end and a side or a one side then the other depending on configuration / layout of area.  This speeds things up!

You can walk on it as soon as you have wiped off excess and buffed with an old towel.  Don't forget that Aqua Mix Enrich N Seal is a penetrating enhancer sealer so once it has had time to soak in and you have cleaned off nothing on the surface matters.  In fact usually after the second coat we often run over the floor with a Rotary machine fitted with a soft white pad and some pH Neutral cleaner to make sure we have all the excess off the surface.  Clearly it is better if you can leave this step as loing as possible but often time constraints don't allow this!

You have to judge whether it needs a second coat! 

Persevere mate it is without doubt the best enhancing sealer on the planet.  Once you master it you realise the amazing results you get and if you can apply this sealer you can apply anything.
