Alex, do you have to have a flue? We work with the doors wide open on virtually every job, so fumes will not be a problem I don't think.

You dont need a flue.You could use some flexi flu and point it towards the doors, the main reason for this, is you want to avoid condensation.
using a element heater in the tank over night would give you luke warm water and it would be barely warm at the brush, gas is the best way to go, cheapest to run and easiest to set up, all you do is turn it on and instant hot water,
