How to value my business ?

Guys I'm after a bit advice I'm thinking of moving on and doing some thing different with my life

I have approx 3k worth of work per month  80% commercial 20% domestic the vast majority of the commercial work is sub contracted to me and has been for over 5 yrs  what sort of figure do you think I could ask for this business ?

From a buyers point of view buying sub contract work would be very risky so I cant imagine anyone wanting to pay much.
The usual problem of the customer cancelling is doubled by the risk of the main contractor pulling out on you also.
Personally I would ask for some form of time guarantee to safeguard any investment.

I wouldnt be prepared to give you any money for sub contracted work, unless there was some form of guarantee like Neil said.

How long does it take & do you work alone? These factors will effect the value
