What letting agents expect

Ok, continueing on my my previous outburst, I sent an offer to the inventory company (responsible for their feedback to the letting agent) asking would they like to visit me on one of our jobs so they can see what a profession job and finish should look like, along with tips on what can/can't be done with stain removal etc

And this is the reply I got!

Dear Neil
 
Thank you for this email and your kind offer for me to come out with you
on one of your carpets cleans, however I am afraid I will have to
decline at this time due to work load. One thing that may help both your
company and ours is that, when carpet cleaning for the rental market,
tenants do like to see clear evidence that the carpet has been cleaned
by the presence of the cleaning wand lines
. I know that some companies
like to ensure these are not present however, for the purposes of the
rental market cleaning wand lines are good. I am in no way trying to
tell you how to do your job, just merely stating what we experience when
checking a new tenant into a property. It is for you to decide if you
find this comment helpful or not.
 
Anyway, seasons greetings and hope you have a lovely Christmas and

Neil, i never remove wand marks unless asked to do so. If thats what they want then just make it happen, the customer is paying the bill in the end.
 Having said that there are some customers that dont like wand marks and in the past few years i have had to go back on 2 occasions to remove them.

Each to their own  just dont get too stressed with it.

i thinks its nice reply and done out of  what she believes to be helpfulness,

 did you really think a busy professional had time (or any real interest) to visit a job to see a carpet being cleaned?

So that means next tiem I clean for a letting agent I don't actually have to clean the carpet but just make sure it has wand marks ;D

Don't you think that as she has an obligation to pass judgement on work done that she should have an understanding on that subject. And that applies to any inspector for any trade.

Fran: Exactly but I told her this in a previous e-mail, how easy it is to create wand marks without cleaning.

Paul: There's doing the job right so there shouldn't get a call back, or doing something that you know is wrong and could result in a call back.

It's funny you should say that Paul I was pilating a carpet today when the customer asked me to leave the wand marks in :o  I had to replicate the rest of the carpet with my pile brush.

Loads of clients pefer the wand marks from my experance! When I tell them to give it a good vac once dry to remove the wand marks, 8/10 say no I like them!

Does anyone know if grooming the pile so that it stands up will aid the drying times?

Yes it does, but don't know by how much. If each twist is standing upright with spaces between then evaporation will happen quicker than flattened carpet with twists all touching each other.

Paul, aren't we obliged to get the carpet to as near to looking new as it is possible. When was the last time you saw a brand new carpet with chequer board pattens in it?

At least it proves to the letting agent and potential customers is the carpet
has been cleaned using one of those big proper machines that use steam
and hot water and not one of those stupid things that go round and round
and mash the dirt into the carpet.

If that is what makes them perceive 'clean' then give it to them!

Letting agents expect miracles they let properties out to some of the lowest of the low people then expect a carpet or suite that has been abused for 6 months to 3 years back like it was new and for buttons

This was a Doctor who rented this property and said this didn't need cleaning it was all the way round the back too. They are bogeys in case anyone wondering what it is
