I don't like sash windows.  Now as a matter of routine, with wooden sash windows, I trad the bottom pane on ground floor sash windows (not the upper pane, they tend to be fine) if I can reach them.

But that looks like an easy access job.

£45 ian bi monthly.takes me around 50 mins.first clean was a nightmare as it had a lot of silicon on the windows!took me 3 hours first clean!!should of charged him more!

5 mins drive from where i have a lot of work.the conservatory on the side has no glass in it so that will be an extra tenner when finished and their is another part of the house that ill be charging £15 for when finished so £70 when all fully refurbished.

he s still not paid for the second clean yet(cleaned 2 weeks ago)by online bank transfer.so ill be ringing him today!!he shouldnt be a messer though as i cleaned another property of his years ago with no problems.

the sash windows are brand new in very good nick!!

they are a problem if open though!!

i think he had o"reillys there doing some of the building work!!

cant find where pollys got to!!i had many adolescent fantasies about her thats for sure!!

Tosh, I was going to start a topic about this very subject.

Recently bought some work that includes a Victorian detached with sash windows and the lower is marking something awful - I told the lady after three cleans and she said she hadn't noticed but then it is a big house!

She was fine with it and I said I would monitor - is there no chance the lower windows will dry clean? At least the one that is marking is ground floor, she has UPVC for the rest.

I think if the glass is the type that 'sheets' (hydrophilic?), since the water kinda touches the top of the frame on the lower sashes and drags dust/dirt down the window.  I don't think the problem is that bad if the glass is the 'spotty' type (hydrophobic); just rinse accurately a little way down from the top of the transom bar.

The majority of these lower sashes you can easily trad with no need for A frames, so when I do them, I just finish by running around with a squeegy, mop and scrim.

i would of thought £45 for 50 mins work is very good going. i wish i could charge £75 per hour thats 500+ per day

i dont clean the conservatory on the left hand side yet or another back part of the house until refurbished so itll be £70 when all the building work finished.im happy with that!!

im not greedy i just see it as a fair price for the job.he s into property lettings so there could be some other work coming my way very soon!

That is precisely whats happening, the initial elation of a sheeting window pane turns to horror when you see the almost psychadelic pattern it leaves.

At least with hydrophobic glass it only leaves spotting.

Think I'll be mopping and blading the lower ones from now on.
